So we here how people claim to sell 10 homes or more a month and we look at that and say.....that is impossible....right?

That was my statement when I moved to resale 5 years ago, as my focus was in the $500k average price range, which is about 2 1/2 times the median in Austin Texas. 

But in order to achieve the goals that were desired, the number 10 was a minimum to be in the top 5 in Austin.....but how?

Then I made a simple statement: "There is no way I can do it by myself".  Unfortunately it took about 2 years to figure out that simple logic.

BINGO!!!!  I realized that I needed help to achieve not only 10 but well beyond that.  I realized that help was needed, and help was brought on and on and on until the right people were able to help get the 10.  Well, that was pretty simple.  That got our little team to number 29 with Keller Williams internationally this past year (our of 3400).  A couple of years ago being number 200 was a lofty goal.

Now the next number is 20 a month in order to be number one with KW.  Why all that is needed is to double the effort out of the same people or double the people.  The theory is going to be to keep the same people and double the results.  This is how it is done.

Set up a system whereby a listing is achieved.  Have a listing coordinator take charge and manage that listing until it is sold.  Then the listing moves to the closing coordinator and the closing coordinator handles all activity until closing.

The problem that agents have in achieving a high level of success is that they reach a number of buyers or listings, or a combination thereof whereby the management and paperwork becomes so intense that there is no way to grow. The agent either becomes stagnant, or decides to add help to get the business to grow, or quits because there is too much work for too little money.  Quitting was not an option....

The set up is designed where listings can almost be limitless, but how do we increase the buyers created from all the listings. Buyer's agents are then hired and off you go.  Because buyers take so much time to create a sale, there needs to be a larger amount of buyer's agents to facilitate the demand.

Once you see the light on how to get 10....then it is quite easy to see this business can be limitless.  It just took time to see the light that this business is no different than any other business.  If you think that it is impossible for one person to hand make more than 10 watches a month, you are probably right.  But if he brings in help, 10 becomes realistic.  The next thing you know you have a Rolex on millions of hands.

Google the power of 10 and it will give you a whole new light on how to expand you business....no matter what it is.  Wished I learned this years ago.  For Keller Williams agents, I will talk about this in Orlando in February.

This is a great post about focusing on the big picture.  Too many agents think about the right here and now.  If your ultimate goal is to sell 10 homes a month, how can you feasibly accomplish that goal?  Like you said, one person can't but putting systems in place can make it a reality.  That's why the Virtual Assistant industry has taken off the way that it has.  We afford agents the ability to add teammates without adding staff.  Listing coordination and closing coordination are the perfect areas to outsource because they are the areas where most agents find themselves the most bogged down - or lacking.  In order to keep your business moving, you have to be in front of your clients and prospects, not in front of a computer.  So it only makes sense to find a listing coordination to take over the marketing tasks that need to be completed on each property regularly and consistently.  That way, you ensure that the tasks are being completed but you don't have to do them yourself!

Hi Tim, Thanks for the great positive post. So much to consider. You are right, when we get a certain amount of listings or buyers to work with we start getting buried in the paperwork and cannot go out for new business without help.  2009 is going to be a great one!
