By now, most homeowners are starting to get frustrated if their home is taking a long time to sell.  

The tip from my first post was to make sure the home is priced right.

Tip #2 is to consider the condition of your home.  Most homebuyers are looking for turnkey move in ready homes.  How does your home stack up?  I would recommend looking at the following for a quick spruce up:

Exterior of the home:  Freshen up the curb appeal with some new landscaping and mulch.  Make sure the grass is mowed and that the yard looks neat and tidy.

Inside the home:  A fresh coat of paint goes a long way to make a room look bigger and brighter.  Make sure the house looks neat and tidy- store away all items that you don't use everyday and put away the clutter- you don't want anything to distract the buyer from thinking about what a wonderful house it is.  Is your carpet worn out and stained?  It may be time to think about replacing it if it is.  While carpet and paint are usually easy fixes, homebuyers would often rather see it already done.

Finally, make your home smell like "home".  Bake some cookies or light a scented candle to give the air a nice aroma and ambiance.
