Hey Chris, thanks for the post on this duplex. I may have a client from out of state (an investor from Oregon) that might be interested. I work up a comprehensive report for him usually, so just need a few more numbers from you, like do you think this could rent out for $525/month?

How are things locally for you? I believe 2009 will see some home buying activity again, and with rates at historic lows, it's never been a better time to buy.

Ed- The owner had the units rented for $500 & $550 until the end of Dec. 2008.  He hasn't begun marketing for new renters yet. 

 

I'm hoping for the best in 2009 as well as you are.  I think the new administration getting into office and exposing the financial plan more and more- investors and buyers will have something to count on at least.  Hopefully this brings a bit more confidence to the buying sector.  I'm optimistic for the Northwest Vancouver, WA/Portland, OR markets. It seems to depend on which report you read though.  I've read 3 that have contradicted one another regarding the market in the past 3 days! 

 

Let me know if you have any other questions regarding property.  The previous renters were there all of 2008.
