On New Year's Eve I showed a property that an out of town agent had listed.  It was an REO and I know those can sometimes offer surprises.  When I got there I noticed the front door lock did not lock.  Once inside I noticed that the sliding door leading to the back terrace was broken.  The safety glass lay like little golden pebbles all over the floor.  I made a mental note to call the listing agent and let him know that the house was no longer secured. 

I finished showing properties to this client and got busy on some paperwork.  In the process I completely forgot to call the listing agent and tell him about the break-in.  By the time I remembered, I was on my way to our festivities for the evening and it was 7:45.  I hated to call so late, but the more I thought about it, the more I realized it was the right thing to do. 

  • 7:45 wasn't that late. 
  • I was calling with an important message.
  • The call was to benefit him, not me. 

I've always appreciated the calls I've received from agents showing my listings to let me know that something is amiss.  It sets the professional agents apart from the ones who really don't care.  I decided to dial his number and tell him about the problem at his listing.  After all, the banks expect us to be their eyes and ears as they are far from these properties.  And this agent was about 3 hours away from this particular property.  I highly doubted he was doing weekly checks on it.

The phone rang and he answered it.  I introduced myself and apologized for calling so late.  Before I could continue and say why I was calling he replied.  "Oh no!  I am NOT talking to any Realtors tonight.  I am at home at a party and I am not speaking to you tonight!"  Click.  Dead space.  He had hung up on me!

Fortunately, I was not driving to our soiree.  I think if you had seen me you would have been able to see smoke coming out of my ears.  The nerve of him!  Here I was calling to do him a favor and he had been so rude as to cut me off, insult me and then add insult to injury by hanging up on me.  Hmmppph!

I stewed for about 45 seconds or so.  I don't give up that easily.  I hit redial and got ready to give it to him.  Two-fisted, two-barrels, whatever!  This time he was even ruder, if that were possible.  He picked up the call and replied with this instead of 'hello:'  "That house better be on fire for you to be calling me again!"  I told him he was the rudest agent I had ever talked to and before he could hang up I told him why I had been calling.  Then I suggested that perhaps I should be calling the bank instead and letting them know what a horrible excuse for a listing agent they had in charge of their property.

He replied by letting me know that he basically didn't give a hoot what I did.  I hung up and was flabbergasted that a colleague could treat another this way.  I wondered how he treated his clients.  Of course I followed up later and looked up his broker (he was it).  I contacted my REO peeps and this property was not one of theirs.  So basically he got away with it.  I wonder how long people like this can stay in business?

If we can't treat each other with kindness and professionalism, is it any wonder that a real estate agent's reputation is one that's hard to clean up?

Definitely not a professional. He may not have to suffer the consequences of his attitude toward you, but I assure you that his life reflects his attitude, and we are all the better for being courteous and professional.

10 to 1 says he was drunk.  But even still, that would rank up there with the rudest I've even heard of an agent being.  Just let it roll of your shoulder.  It's his ass on the line, not yours. 

Also, (since I'm a Sheriff's Deputy), I would consider letting your local law enforcement know about it for two reasons - A) you were at the scene of a crime (and you always leave evidence of your presence) and B) when law enforcement studies reports, they may find patterns that lead them to find the culprit.  I know it's only bank owned property, but they could be hitting your listings too!

Hi Maggie - that kind of behavior is so appalling, and we wonder why the public sometimes thinks ill of us as a whole.  If he treated you that way before he even knew what you wanted, wonder how he treats others in his life?  He's got to be a heck of a jerk to act like that - imagine living with a rude person like that......

I do think Eric has some good advice in his comment about reporting what you found to the police.

James, I tend to agree.  We can't keep sending out bad karma like that and not be affected.

Neal, the bank-owned properties we have listed ourselves are in pretty good showing condition.  They require us to turn on utilities, do trash-outs and sales cleans.  This one just had that leetle =) issue with the broken doors.

Lynda, nice to see you too, thanks!  That's the part that bugs me.  The fact that it isn't all that rare.  He was definitely my rudest for the year. 

Herb, I'm sorry to have dredged up bad feelings.  Let it go and wish the offender the best.  I can say that now because it's been 2 weeks.  LOL.  I wanted to go through the phone and strangle him that night.

Eric, I didn't think of calling the cops because I was told on one of my own REO listings, by a police officer, that he could not take a police report from me.  He claimed it has to be the homeowner making the report.  We never did find signs of a break-in (a neighbor called our office to say he saw kids going inside) and we let it be.  What you're saying makes sense though.

Ann, I can imagine that it isn't a pleasant experience for his housemates, if he has any =)

Missy, thanks.  It's  nice to be back. =)  Consider yourself lucky that you've never come across one of these.  I don't run into such boorish behavior often, I must admit.  He was definitely the worst agent I ever had the displeasure of speaking with (to? at? LOL).

Maggie - Yikes, pretty scary. Not someone I would want to represent a property I had for sale. Sure getting disturbed at a party if a pain, but we do have some responsibility as agents. And even if he was annoyed, and didn't pla to do anything, responding in such an unprofessional manner is hard to understand. It certainly doesn't give our profession a good impression. I would have been fuming.

Georgina, I know some brokers who own their businesses and they are the utmost professionals.  But if a person has a tendency to be boorish, placing him in the broker's seat gives them full rein on rudeness with no one to hold them accountable.  Ouch!

We have an agent in Pueblo who makes a point of calling immediately after showing a property, immediately! I've started doing the same thing, if buyers arent' in the car with me. It's prompt and your thoughts are fresh. And if there's a problem the LA knows about it now.

Maggie...Can't understand why he's even in the business.  We MUST talk to each other, especially when there's so much inventory to chose from right now.

If smoke is still coming out of your ears, you can dig up the Certificate of Title through a search, call the bank and find out the Asset Management Company that is handling the property for them.  I am sure you can get to the Asset Manager and vent!!!  You may even be considered for future REO listings!!!

Sergio, the ears have cooled down a bit =)  I found out which bank owns the property.  It's very difficult to start at the general customer service number for a bank and be able to find out who their AM company is.  Wells Fargo has it's own and they actually do manage for several other banks.  I tried them just because I have a relationship with them, but it wasn't their property.  I pity the bank that has him looking out for their best interests.
