Home Staging is changing the way Realtors are marketing and selling homes in Chester County, Paoli PA.

Last week our team helped a home owner prepare her home for sale with a staging consultation and the results were immediate. Her home sold in less than 2 days for over asking.

Our client commented:

You asked me to let you know when our house sold....   Who would have thought-  in less than two days!  We had the realtor Open House from noon to 2 on Tuesday, and got the first offer on Wednesday evening.  A second offer came in on Thursday morning, so we had a bit of a bidding war.  It was all very stressful, but very, very short which is good!  I'm sorry that your friends didn't get to join in on the 'fun'  : )   Thanks again for the help. The quick sale must have been all due to your suggestions!

Our consultation cost $300.00. We gave the client a complete plan of what needed to be done to prepare the home for sale and she followed our suggestions before putting the home on the market. The Realtor paid for our services as part of his marketing plan. The home sold in less than 2 days so the Realtor did not have to spend additional money on marketing the home and the home owner was thrilled with the results and will recommend our services and the Realtors services to her family and friends.

This is a service I would like to offer to my clients, but I'm not aware of anyone in my area that does staging.  Is there any kind of national umbrella or association that I could turn to in order to find out if there is someone near me that I don't know about?

Thanks for your comment. Active rain is a great way to find a staging professional that can help you. You can search in localism for one near  you. Unlike NAR, there is no national governing agency for stagers although Shell Brodnax just started RESA to form a national group of stagers.  There are many companies online that offer training and have directories of stagers you can choose from but I encourage you to go to the stager's personal website and see their work and read their client testimonials so you can have a sense of their work. I have a team member in your area that can assist you and  I will have her contact you to discuss ways that she can help you to market your listings. KH

Woohoo!  Don't you just love it when that happens?  Those Consults/reports are a great way to keep a constant income.  Sell this to your Realtors as a marketing tool for them and you are set!

Hey Kate

I am presently working with a realtor who said that selling staging as a marketing tool is not legal and he sent me the law to prove it. He said that a realtor cannot pay for any service or give anything away to a client in order to obtain the listing. I told him to offer it ONCE he got the listing. He is still a little leary and working with the attorneys for his company to get past this.

Has this come up with you as yet? To date I have had no issues with this

 To address Phyllis' concern about whether or not it is legal for an agent to pay for staging-

The laws are different in each state. NJ is different than PA. In PA Realtors are allowed to pay for services such as home inspectors. cleaning companies and home staging and often use these services as in an incentive to list with them but I make it a policy to only stage homes after the listing contract has been signed so I know that the Realtor that is paying me for the service will benefit from my work.

I suggest that you contact the manager of a local office that you work with and get some clarification. I would also present the idea to the manager that staging is a useful marketing tool and will benefit not only the home seller, but the agents and the RE company since they will spend less on marketing as a firm because staged homes sell faster. With the pause in the Real Estate Market, managers are seeking new ways to promote and market homes.
