Investing in fixer uppers is a great way to add to your income and indulge in a new adventure.  You can find homes that are in need of repair or update all over the place if you now where to look. This is one of the best times we may ever see to make an investment in a property. The housing market will eventually return to normal and you will increase your property value without doing anything. 

Buying a home is unlike other purchases you may make.  A cars value will decrease over time, but a homes value will only increase over time and there are many things you can do to help this value increase. 

When investing in fixer uppers you need to decide if you are going to rent out the property, live in it yourself, or sell it.  If you are planning on renting out the property, you will want to make sure that you are remodeling for a home to take abuse.  If you are planning on selling, you will want to make it very appealing to the eye and try to keep up on the latest colors and appliances.  If you are keeping this home for yourself, you can put all of the personal touches on the home and make it everything you have always dreamed of.

Investing in fixer uppers take some time and patience.  You will not want to buy the first home you find.  You will want to take some time and make a purchase that does not have any hidden problems.  This is where some expertise can pay off.  You will want to find out what to check out to make sure a home is sound.  If you do not feel you can do this yourself, you may want to enlist the help of a licensed home inspector that can check a home for underlying issues.

When investing in fixer uppers you need to know that most of these types of homes come as is.  You do not get any guarantees and the original homeowner or bank does not do any repairs before you acquire your property.  You will be buying a property and whatever problems that come with it you will be responsible for. 

Investing in fixer uppers can be a lucrative career if you know what to look for and know where to start.  You can change your life and you will be in control of your own destiny if you follow some simple tips.

Having additional money for unexpected repairs is a big one.. I have had clients that went into a fixer expecting to get in and get out but they ran out of money.. This is very common..

There are many levels of fixer a person can invest in.  For those who might not want to do major work they can get a good deal on a home that only need some cosmetic work.   There are so many buyers that can't look beyond what's in front of them.  For example, often that ugly, green shag carpet is covering a beautiful wood floor that is just waiting to be exposed.  For a few hundred bucks, the carpets are gone and the value has gone up much more than the cost of pulling them up and hauling them away.  As long as the bones are solid a little sweat equity can really make a difference.
