 If you are interested in Carlsbad homes for sale, and in particular recent construction, and if ocean views are desired, you might want to consider The Bay Collection.
 Carlsbad's Bay Collection is a subdivision built by Standard Pacific Homes, a very well respected builder in our area and one of the largest homebuilding companies in the nation (over 95,000 homes in the last few decades). The subdivision is located off Poinsettia, east of the 5, and due to its location on small hills offers some ocean views depending on the home's location.
 The Bay Collection is adjacent to Aviara so there is easy access to the Four Seasons and golf, if that is of interest. The central location also provides easy access to downtown via the freeway or to all the amenities of Encinitas and Carlsbad. Beaches, including South Carlsbad State Beach, are very close although not walking distance.
 Most of the homes are occupied at this point but a few are brand new and never lived in. There are a few resale homes as well. As of May 1, there are 11 homes for sale in The Bay Collection (all detached), ranging in price from $1.149 million to $2.799 million. The average price of homes sold in The Bay Collection (MLS data on,y not including homes sold by the builder adn not listed in the MLS) is $1.055 million.
 The Bay Collection is divided into three neighborhoods - Chespeake, Pleasant Bay, and Rose Bay. The majority of the homes are two story but some single story models become available from time to time (only 1 of the current listings is single story). Homes range in size from about 3000 SF to 4200 SF with 4 or 5 bedrooms and 3.5 to 4.5 baths. You can expect to pay both HOA fees as well as Mello Roos. Amenities are consistent with other new/newer homes in the Carlsbad real estate market - granite, stainless, high-quality carpets and hardwood floors, and so on.
