Great listings sometimes don't sell. Why is that. Have you ever considered it may be the other Realtor? Agents think they are helping their sellers by not - presenting an offer. Don't be one of those agents. Every offer is an offer. Don't be embarrassed by the price, terms or conditions....present the offer. In 2009, lets all work together as a team and sell these great listings. Let your client negotiate....it may surprise you when you are sitting at the closing table.
Realtors have a duty to present all offers. We are the conveyors of information and should not take ownership for representing the buyer or sending over their offer. Many times agents make recommendations and their clients have a different idea. You send over what they tell you and the listing agent without emotion should graciously thank the agent for the offer and opportunity and present it. The seller gets to make the business decision if it works or not. Good luck!

Jennifer.. boy this is a keep it simple..or an aha moment, you are so right, and your seller can't make a counter offer if they don't hear the offer.
Jennifer, that's so true. Agents need to remember it's their job to present ALL offers to their clients, and not decide for them.
In this market, even a bad offer may look good. When you gotta sell you gotta sell.

I can't imagine any Realtor not presenting an offer on their opinion of the offer. It is our duty to present all offer. I suppose there are some out there... It would not be tollerated in my office.
All offers have to be presnet, verbal or written. It's the written word that counts and holds legally however.

I always say to my clients "Make the offer and let the seller decide" They will either accept the offer, reject the offer or counter the offer.
