At a recent staging consultation, I inquired about a "Stage your House For Sale" book (not actual title) on the client's table. Naturally, I inquired about what tips the homeowner learned from the literature. Her reply, "Nothing, I didn't read it. A friend gave it to me." My wheels started turning, and a blog was born...

What is the purpose of a professional staging consultation?

In today's "Do-it-Yourself" world, there are dozens - no, thousands of "how to" books on home staging. Online searches yield pages of websites, articles, and advertisements stating, "You don't need to hire a professional stager. Stage your own home today for only $19.95...."

Have professional home stagers overstayed their welcome in the Real Estate community? Are they like your slightly, off-balanced uncle who won't go home when the party is done? After all, why would people pay $200 for a staging consultation when they can check out a book at the public library for free?  Our fathers generation's work ethic was, "If you want something done right, do it yourself," and it worked for them.

Take a look at the analogy below...

Let's say you were given several 2 x 4's and were told to build a house. Don't worry, you won't need to do the plumbing or electric, just the framing. Easy. No problem. After all, there are books on the topic. You can just Google, "How to Frame a House." I'm sure Wikipedia has something on that topic.

The truth is, unless we have been taught about house framing, most of us would end up with just a nice pile of lumber, not having a clue on where to start. Then there are those who would be determined to have a go at it despite their lack of knowledge; their intentions may be honorable, but the end results would be less than perfect.

To get the job done correctly and in a timely manner, common sense would tell us to hire a professional who has experience with framing houses - someone who understands the process, who can prioritize the tasks, and utilize the tools in the correct manner.

 

Back to home staging... Even when sellers are given all the correct supplies to stage their house, they may still lack the understanding on how to apply those tools to their home. Books, online sources, and t.v. shows (our home staging lumber yard) offer great resources for professionals and amateurs alike but will only take Do-it-Yourself home staging so far. Consultations by a trained stager will give sellers the "blue prints" for staging, specialized for their own home.

Unlike the oblivious party guests, professional home stagers are asset to the Real Estate community, because they understand the staging process from hands-on experience; they prioritize tasks so sellers are not overwhelmed, and they utilize staging tools in the correct manner for maximum effectiveness.

Today's work ethic: If you want something done right, hire a professional.  In the process, you will save yourself time, money, and a whole lot of frustration.

Excellent post, Kristina!  You nailed it...or was that "framed it?" :-)  I have spent my fair share of time re-doing and tweaking failed "DIY" staging jobs.  By the time I get the call, the homeowner is so frustrated and totally freaked out that I've learned to bring along an extra box of Kleenex!  You also mentioned the numerous books, websites, HGTV shows, and other resources about staging....I happen to love HGTV and reading the latest staging and/or decorating books, but I'm starting to see the "damage" that all of these "advice-givers" are doing.  I really enjoyed reading your post!

HI Kristina, My Dad who cannot read or write can build anything. He can make a key for a lock if you have lost the key. I mean he makes a form and melts metal and makes a key. Totally amazing to watch. Now there is a guy who knows how to make something from nothing.  Unfortunately, people today are few and far between that can do things like that. My father can never understand the concept that if you can read why can't you do something. It's all there in black and white. Just follow the instructions. We all know it just doesn't happen like that. Experience in conjunction with  practical application of of what you know makes a professional job.

I really like your comparison; there are SO many books out there about ANYTHING and EVERYTHING. Just because a person can read something doesn't mean they are an expert; I mean, there are hundreds of self help books out there but there are still plenty of therapists with busy practices :-)

Hi Kristina - just wanted to say I loved your analogy and completely agree with your point. In an age where there is so much information at our fingertips, it can seem like the do-it-yourselfer's paradise. We did a consultaiton last night where the home owners were blown away by all the simple things we suggested - they just didn't see the issues - and even if you are a do-it-yourself kind of person, if you don't see the problems, odds are they won't get fixed!

I loved your post.  It is so true.  If you don't have the skills, the experience, the natural creative talent that most of us do - it's just not going to happen.  Reading a book can help you understand the whys and hows of staging, but nothing beats experience.

A Professional consultation can effectively prioritize what needs to be done to sell the home.  That prioritization is one of the most stressful things a home seller faces. 

Books are no substitute for a caring and knowledgeable shoulder!

A professional consultation is worth its weigh in gold and is a great affordable alternative for homeowners in today's current market.

I compare it to cooking. Most anyone can cook something that's edible, but if you lack the talent, skill or interest you're not going to come up with a gourmet meal no matter how may cookbooks you read.

          Do it yourself staging is kind of like serving hamburger helper to your guests.

This post was meant to encourage the Do-it-Yourself-ers to consult with a professional before starting to stage their own house.  Some lay-stagers' version of staging is to remove EVERYTHING from the house, while another lay-stager's version of staging is to simply put out some cookies.  To get an honest evaluation of your home, an independant opinion is best.  Once the staging consultation is done, then DIY homeowners can go for it!

Just to clarify another point, I support staging books, websites, blogs, tv shows, etc. to be used as tools for home staging, but these things cannot give sellers specific advice that they may encounter with their houses and cannot replace the the quality of an individualized evaluation.

Only 10 % of the people can visualize what is not there (the could be possibilities) and see only what is there. Staging is not a one plus one formula -it is an art, a talent that can be developed but not so much a skill that can be learned.

As with any professional service for hire there will always be those who "DIY", those that enlist friends or relatives and those who will hire out.

You make excellent points Kristina in your blog, just because there are resources out there does not a homeseller "stager" make. There are plenty of books on how to do most things - question is - when push comes to shove - are you really going to do the right job?

Painters, plumbers and carpenters have not gone out of business for lack of work, even when many will "DIY" - home stagers are not going away either!

I concur.  I wrote a book and all through it suggests to hire a professional, especially when a homeowner owns a house with particular challenges.  I even included "How to hire a Professional Stager" and "When to Hire a Professional Stager" and so on.  I wrote it to inform people of the complexities and thte laborious task it is and gave them the tools to do it but also specify that it is true talent that will ultimately bring a home from being staged to UpStaged.

These are great points made!  I can't tell you how many DIY books I've bought on numerous subjects: painting, knitting, wood carving, web building, etc, etc.  However, I never seem to find the time to do the projects, mostly because it's not a real priority for my so I put it off.  The same thing happens when people want to save money by staging themselves!  They have good intentions, but....

Then, there's the issue of being objective about your own home.  I'm not sure I could stage my house if I were selling.  I love so much of the stuff in my place, it's hard to believe that everyone wouldn't love it too!  But I know as a stager, that paring it down and de-personalizing will make a difference in how many buyers it will appeal to.  A professional stager can simply be more objective!

Great topic...I have to agree with Debbie - home owners can read all kinds of books, but it won't give teach them objectivity.  Most people will still have a difficult time in looking at their home and outdoor property as a potential buyer would, and maybe they are so caught up with what they are moving into, to even want to look back.

Just because people read all kinds of books and articles, or watch shows on TV about design, decorating, redesign and staging, it doesn't mean they have the natural 'eye' for it. I still believe there's something more to it that we just can't explain.

If we're traveling to a place we've never been to before, don't we feel less overwhelmed when we have a road map as our guide?  Staging consultations provide the road map so our clients won't get lost on those back roads.
