This is a property I Staged for a builder.  The family room was of concern as it was very narrow and long - people couldn't imagine it having enough room for a sofa.  Also the one long rectangular room had no formal eating area, see the yellow lonely hanging light pendant?  That is where the eating room is supposed to be, off to one side.

I brought a silver cafe bistro set, brought in properly scaled furniture and here are the befores and afters.

I must admit, I am pretty good spatially and can scale jsut about anything but at first, I brought in a set of furniture that was a little too big.  I came back with new pieces, re-laid out the room and voila, SOLD 27 days later - in this marketplace.

After - properly scaled furniture allows people to see just how much furniture can be placed within a room

The once problemed area, is now a cozy cheerful place where people can envision hanging out, entertaining, and having a mug of Joe while looking out to the big backyard.

Very nice, Marcyne!  In the first unstaged photo, the room look really tiny.  It looks so much bigger staged and I love the rug you chose.  It looks great with the wall color to warm up the entire space.  Great idea to put the large mirror above the sofa, opposite the window to visually expand the space.  The whole place looks cozy!

You did a great job and congratulations on a quick sale.   Did you rent the furniture?  If you did where did you rent it.  I live in Greensboro and I'm always looking for more avenues as far as furniture is concerned.  I gave a quote to a builder over Thanksgiving and he was afraid to do something in December.  I told him, if they are out looking in December, they need to buy.  Better to stage than not to stage, even if you just do it for great pictures.

Diana, Chrissie, & Tosha, excuse me for taking so long to respond.  I must have forgotten to check off "notify me of new comments." Anyways, thanks for the nice comments.  I have a huge warehouse filled with inventory and a box truck.  Yes, it is a commitment, and it was a major investment which I am still paying off. lol  I wouldn't have it any other way as I can control the quality of the furniture and control scheduling, movers I use, etc.  I was tired of getting people coming into my client's homes who were late, didn't look or act professional, etc. Tell the builder, that Staging will not only help it sell, but help drive traffic to the property as well.  Best of luck!
