Belle Chasse LA: 2008 Real Estate Sales Year in Review

By
Real Estate Broker/Owner with Crescent City Living LLC Licensed LA RE Commission
Overall for 2008, Belle Chasse is the bright spot in the West Bank real estate market. The number of homes sold remained steady from 2007, while the average sold price actually increased. This is a great performance, especially considering that home sales across the West Bank decreased both in number and average prices. Obviously, investing in real estate in Belle Chasse continues to be a good choice.

Current real estate statistics for Belle Chasse LA:

  • 50 Active listings, priced from $114,900 to $1,700,000
  • 1 pending sale (home still being shown) priced at $419,000
  • 6 homes are under contract, priced from $65,900 to $460,000
  • The average list price in Belle Chasse is $392,993
  • The median list price in Belle Chasse is $294,750

Belle Chasse Home Sales 2008

With 50 active listings on the market right now, and an average of 6 homes selling per month, the Belle Chasse inventory of homes for sale is still just a bit higher than that of a balanced market, but definitely not a cause for real concern.

The home sellers who have to be a little more patient are:

  • Those who haven't done their homework to prepare their homes for sale and are hoping that location alone will sell their house. Even Belle Chasse buyers are not taking just any old house at any old price. Look at the competition in your price range - how does the condition and appearance of your home compare?
  • Those who are on the higher end of the pricing ranges, since there is a smaller pool of qualified buyers for high end homes.

Belle Chasse Home Sales 2008

Belle Chasse ended 2008 with an average home sale price of $331,625. This is an increase of 12% over the average 2007 price, and continues the fairly hefty appreciation of the area as a whole. With the median price for January well below the average sale price, it looks like Belle Chasse home sellers are being realistic about how to price a home to sell.

Between military relocations to NAS JRB and the lure of the public schools, Belle Chasse remains one of the most in demand communities on the West Bank of New Orleans. New construction is springing up along Woodland Highway, indicating that investors and developers are convinced that there is enough of a demand for housing in the area to support their projects. 2009 will be an interesting year to watch, as some of these homes are completed and the population increases.
