Well we see it advertised all over the place. "Low Rates" "Best Rates" "No Fee" "No Closing Cost" and I can go on and on. I also find that if you don't some type of tag no one looks. It is one reason I post a daily Mortgage Rate Update.

Advertising teaches you to have a "hook". Most mortgage compaines hooks are RATES, RATES, RATES. But we have all been there. Get to the closing table and that great rate has changed or your no cost loan now needs 2k to close. It is about the "ya but" This change, that change, this thing or that thing.

Tony, good for you guys! Many of my clients say the same thing. There's always going to be fees unless the rate is high. You'd think after everything that's happened, people would be onto that scheme by now.

I find that even the most seasoned client gets caught with the bait and switch. At the closing table is when it is to late.

I spent a lot of time getting educated about the fee's and mortgage process because I felt I was getting blind sided to often at the closing table.   I like your transparency and disclosure.

While I don't know the number I would guess it is in the high 90%'s range that what is sold is way different at close.
