Two Northend Single Family Sale Listings in Ocean City ... A Tale of Two Listings

Two great single family sale listings are in the Northend area of Ocean City.  One has been both a year-round home and later a summer weekly rental property (the latter because of its location on the "800" long beach block).  The other had also been a year-round property one owner ago, but it is now a second home for the Seller.  Note the multi-uses of properties in this resort community.  This happens and changes quite often to many properties over the years. 

Both properties have a vintage back into the 1930s or 1940s, both have been extensively renovated with gas heat and central air, both have a bit of charm from either the exterior and/or the interior, and both back up to an alley at the rear of each property.  Those visitors at open houses or individual showings have voiced a variety of positive comments about each one.  One sits on a 26x100 lot; the other on a 40x100 lot.  Note that those properties on the "800" and "900" blocks almost always have a similar depth, but the further back one goes often the lots become a bit wider in many locations.

The single family property category is always a much reduced inventory in Ocean City.  These two sale listings also reflect that fact in that they are only two of a total of thirty-four single family sale listings in the Northend.  When one factors in building condition, these two properties become maybe two out of fourteen that represent houses in above-average and move-in condition.  Note:  the land is always higher than the building assessed value when reflecting on market value in a community (like Ocean City on a barrier island) where land is so much more limited). 

The one significant difference in the two single families would be that the one is listed much higher than many in the one area (further back) because so many need much more work on the buildings.  The other one (on the "800" beach block) has tended to reflect a much lower listing price as compared to many other single family listings in that area because of lot size, lot location from the beach, and some new construction types.
