 Recently JT  and I were exploring the area for our "green" clients hoping to unearth a few "hidden gems"...As we scouted the Asheville area, JT "happened"  to bump into  and start up a conversation with a young couple . it seems they had just completed construction of a "sustainably built' home, their second such project.  As it turned out, they  even were considering selling this home. Talk about LUCK! 

Will this home meet our clients' Sustainably Built expectations? Take a look at the details below and let us know what you think... 

House area: 1,344 square feet       Decks and porch: 586 square feet 

Foundation:   8" CMU foundation wall on reinforced concrete footing,  Bituminous damp proofing applied, face of CMU. NOTE:   Continuous footing drain around perimeter of house 

Floor Framing System:   Double LVL support beam on CMU piers,   Trus-Joist floor joists (engineered by Trus-Joist),   ¾" floor sheathing 

Exterior Walls:   2x6 studs at 16" o.c.,  5/8" sheathing (zip tape system),  R-19 fiberglass insulation with paper face,  Peachtree doors and windows- metal clad exterior- wood interior.
NOTE:   Hardi-Panel cementitious siding,     Lap siding factory finished and warrantied,     Standard sheets cut as required 

Roof:   Trus-Joist rafters at 24" o.c. and 19.2" o.c.,  5/8" sheathing,  Titanium roof paper,  Galvalume roof panels and trim,  Factory painted aluminum seamless gutters and downspouts,  Velux fixed roof windows 

Interior Walls:   2x4 or 2x6 wood studs at 16" o.c.,  ½" gypsum board,  Ceramic tiles at bathrooms,  Paint grade birch veneer doors 1-3/8" solid core pre-hung 

Ceilings:   1x6 tongue and groove lodgepole pine ceiling with Tung Oil finish in main living area,  ½" gypsum board ceiling at all other locations 

Floors:   Ceramic tile at both bathrooms and utility room,  Hand scraped bambooat all other locations 

Cabinets:   Kitchen: Manufactured birch veneer system,  Vanities: Custom "locust" cabinets by local artisan

 Bedrooms: Built-in wardrobe units (see photo JT took on the site)  

Mechanical System:   Heat Pump-York electric heat pump (13 SEER) with York air handler 

Solar Water Heater:   80 gallon tank with electric heating element and copper tubing heat exchanger as manufactured by Richmond,  Eagle Sun collector,  Non-toxic glycol coolant 

Finishes:   Paint: Interior-Sherwin Williams "Harmony" (no/low VOC)        Exterior-Sherwin Williams 

Appliances: EnergyStar® Refrigerator,  Range,  Dishwasher

Hi JaneAnne ~ It sounds good from the specs you have given. I suppose it will depend on your client's sustainability standards. Are they looking for a walkable neighborhood? Does it fit in with the travel distance to their place of business?

The frame of the construction sounds good ~ some companies are starting to build 24" o.c. exterior walls to give the benefit of more insulation and less wood.

I'm unfamiliar with CMU except that I attended CMU - Central Michigan University - back in the day! Can you explain more?

I think it would be worth it to find out where the home rates on the e-scale, a new rating system I will be talking about that will make more sense to the consumer than the HERS rating scale.

What are your client's goals?

In this case, our clients are looking to create a small organic farm...and live in home with good solar exposure and a small footprint...

Hi JaneAnne ~ very interesting! You told me a lot about the house construction but what about southern exposure? Yard space, acreage, soil type? Shaded or unshaded space for garden area?

The footprint sounds great! Much less, according to USGBC, than the "average" home size! Is it designed with smart space?

Hi,

As you know, I did some photo shoots for this place and I love it!

FYI it has great solar gain and has unobstructed south facing orientation.

The architect is Stan Jones, who specializes in design and building of Earthships.

He knows solar and his personal Earthship is completely of the grid and self sustaining, down to gray water recycling.

southern exposure? ( as I recall it is south/southwest)
Yard space,  (all native landscaping)
acreage, ( about 6...with about 2 already in organic produce)
  soil type  (typical for our area...but seems good for growing and it DID Perc for septic system)

Shaded or unshaded space for garden area?..(there are both)

Through discovery you found this out about your clients:

our clients are looking to create a small organic farm...and live in home with good solar exposure and a small footprint...

Bingo! You found a home that may appeal to them! This well constructed home is smaller than the average home. The construction and insulation in the home will contribute to energy efficiency. Solar exposure is good and the home is already making use of the sun with the solar hot water system.

The interior of the home is constructed with woods and tile which are much healthier for indoor air quality are the interior finishes with low voc paints!

The hardiplank siding will give an exterior finish that will last for years!

The land with native landscaping also already has 2 acres of organic produce growing. This is important because it can take years to prepare soil for organic growing.

I think you have a winner! Wow! you have really gone on a true discovery session looking into the design and features of this home! Do you have a checklist you work through?

What lucky clients you have to have found a company with such diligence and how lucky you are to work with clients who are so interested in healthy living not only for themselves but also for mother earth!!!
