Four Gardens Beachblock Condominiums Listed for Sale or Rental (Ocean City, NJ)

The Gardens, that section of the barrier island in that runs from north of North Street to the end of the island at the Longport Bridge, is a wonderland of single family residential homes; but one can also find some interesting investment properties as well.  This part of the island also tends to not be laid out in "a straight line" format ... instead you find streets spinging off at angles in different directions.  

One example of this is right at the southern most point where the Gardens begins ... along North Street.  As you drive up North Street (which leads to the North Street Beach - now how did that get its name?), you find two cross streets going off from the left ... the first one is Morningside Road and the next one is Gardens Road (both of them also lead to the beach.  What's happening here?  Well, the barrier island is slowly turning in a more rounding fashion as it leads to the inlet in the north.  Both of these streets which only run about a block long represent a mix of condominiums, some single family, and a few mutli-unit type properties. 

22 Morningside Road ... both the 1st and 2nd Floors are 4BR/3BA condominiums for sale and for rent.  3 Gardens Road again both the 1st and 2nd Floors are 4BR/1.5BA and 5BR/2BA condominiums for sale and for rent.  A unique combination of properties that happen to be four additional sale listings that I have in this interesting section of Ocean City.  The Morningside Road condos are "new construction" starting in the mid-$800,000 range while the Gardens Road condos are "older units" that were once part of a multi-unit complex starting in the high $400,000 and low $600,000 range.  All four units have excellent rental histories, and all four units are being sold furnished.  They are some of the very few condominiums in the Gardens and very close to the beach.

Let's highlight these sale and rental properties.  Both the 1st & 2nd Floors of Morningside Road are the same layout:  4BR with a master bedroom, a junior bedroom with baths, and two more bedrooms with a hall bath.  The great room has a new kitchen with all the bells and whistles, a gas fireplace, and a deck in the front.  Both have a back deck too.  Gas heat and central air is in both units.  Both have garage parking ... 2nd Floor larger ... plus parking on the front driveway.

The 1st & 2nd Floors of Gardens Road differ in the interior, but both have nice attractive front porches.  The 1st Floor has an attractive living room and dining room, modern kitchen, a small bedroom off the kitchen and three additional bedrooms off the dining room. At $495,000 this is the great deal in the Gardens.  The 2nd Floor has a similar layout with living room, dining room, and kitchen plus two additional bedrooms on the 3rd Floor.  At $625,000 this looks quite interesting too.

When one purchases a property in the Gardens, you are making "a lifestyle decision" because this particular section of Ocean City has a distinctive label that has a meaning of its own.  Living in the Gardens, Renting in the Gardens means you may just know a little bit more than the other fellow.  Don't ask me to explain that ... find out for yourself.                           Dap
