Two More Gardens Sale Listing in Ocean City, NJ

 

As most of you know, all the "Avenues" in Ocean City change to "Roads" when you cross North Street.  For example, Ocean Avenue to Ocean Road, Wesley Avenue to Wesley Road, Central Avenue to Central Road, and Asbury Avenue to Asbury Road.  Now some of the above mentioned streets (or are they avenues ... or roads) only run for one block ... Central Road and Asbury Road only run from North Street to Battersea Road.  Others run much further ... Wesley Road and Ocean Road.  We're going to focus on Ocean Road in this posting.

So if you arrive on 9th Street and turn on Ocean Avenue, you can continue all the way to the northern part of the island.  Cross North Street, and you are now on Ocean Road.  Go one block and you come to a blinking light on Battersea Road.  Continue on and Ocean Road has now changed course heading toward the ocean instead of running parallel as it does further south.  After Battersea Road you are now on the "100" block ... continue to the next stop sign, and you are on Gull Road (note:  if you turn right at that stop sign, you can head over to East Atlantic Boulevard to the beach).  But we will continue to the "200" block where most properties either have a front or back view of the ocean depend on their street location.  Ocean Road is now running one block back from East Atlantic Boulevard which has also turned to run right next to the beach heading north.  Go to the next stop sign at Surf Road (turn right again to head right to the beach).  Cross this street and Ocean Road is now on the "300" block.  Ocean views from both sides of the street just like the "200" block.

Remember the "200" and "300" blocks of Ocean Road ... that is where my two Gardens sale listings are located ... 212 Ocean Road is a 3BR/2BA & 2 1/2BA single on three levels, new construction with a unique exterior design and interior floor plan.  It is much larger than it looks.  A front deck with views on both the second and third floors ... and two larger back decks on the same two levels also with views.  The charm of the large open floor plan on the second floor includes a half bath at the stairs, a large open living room with gas fireplace leading to the even larger open kitchen, plus an alcove dining area and a wrap-around porch from the south side to the back.  The third floor includes a master bedroom suite plus another room which could serve as a small bedroom, a den, or whatever one decides, plus a larger back open deck with more views.

Continue on to the "300" block, and you come to a "65x100" foot lot on the ocean side of Ocean Road ... that's about the largest available lot in the Gardens right now, and one rare one with the potential for ocean views from the back of a new construction single family.  It's getting much more difficult to build a house of real size without finding a lot of this size or larger.  This one has 65 foot of street frontage and the depth to make the new construction work.  All of this on a very nice Gardens location almost in the center of this residential area ... but close to the beach.
