Function, Function, MULTI - Function is key in acheiving this.

As more and more Sellers are living in their homes while they are on the market it is imperative that every piece of furniture chosen to Stage the home is multi - functional.  Many Sellers have children, infants or even pets still in the home which need to be taken into consideration.

One of the hardest things for Sellers to do is to ensure to keep the home show ready at a moment's notice.  In this tough economy, telling a potential Buyer to give you 24 hours notice to view your home may be detrimental to actually SELLING.  In other words, that potential Buyer may just move onto the next house and never come back.  A simple solution to helping keep children's toys, pet beds, clothes, shoes and the like off of the floor in ten minutes flat is to have functional furniture in the room.

A great example of this are these ottomans or benches with built in storage.  Functional as additional seating, functional as a coffee table (with a small tray) functional at the end of a bed in a bedroom: but most functional when the doorbell rings of that potential buyer.  Because they have STORAGE, you can easily toss all of those unsightly little rattles, blankets, stuffed animals, chew toys, pet beds, shoes lying around, etc in a flash and the Buyer will think your home is clean and clutter free.

Great suggestion to be made to all sellers who are still living in their house while selling.  I had one client who kept a laundry basket by the door and when she was having a showing she put everything in the basket and took it with her when she left the house.  Whatever works!

Connie - Great tips for any homeowner who is selling their property.  This is the biggest complaint I hear from all owner/occupied clients and I feel for them...I'll pass this on.

Sharon ~ That is a great idea as well.  You're right - whatever works!

Cathy Lee ~ Target has some great storage options in smaller trunks and ottomans (usually around $50) 

Susan ~They are great for everyday living.  In fact the first picture of the coffee table and 2 bench ottomans is actually a picture I took for one of my Interior Design clients who had 4 kids, one under a year old - so she needed LOTS of extra seating and storage for all the extra little toys and blankets. Note how the benches neatly slip in UNDER the glass top coffee table to tuck out-of-the-way (and it looks FABULOUS in her new living room =)

Debbie ~ As mentioned, these can substitute a coffee table (by using 2) or an end table next to a chair.  Throw everything in right before the showing, place a breakfast tray on top, voila!

Connie, great idea! I also tell sellers to keep a bin or box in their kitchen and bathrooms filled with all the things they actually use on a daily basis, but which I've asked them to put away during showings. This way they can just put that one box/bin in the garage or into a cabinet when it's time for an open house or last minute showing, rather than trying to shove 50 things into cabinets and drawers.
