Award Winning Atlanta Home5 Star AwardOver all the years I've been in Atlanta real estate I have come to the realization that clean homes sell. The perfect location is very important also!  That means close in for a reasonable commute, near shopping, and best schools is a must.  If not, all you have is a home in the middle of nowhere with a questionable value. 

In a buyers Atlanta real estate market everything has to be just perfect or else buyers will not budge, they do not have to, because there is too much to choose from.  It is amazing in this Atlanta real estate market, you can find the rare perfect home that is priced incredibly well, and buyers do not want to pay full price To their dismay, the home sells immediately with 5 offers.  That is a hard lesson to learn unless they blame you because it is convenient to do so.  Foolish buyers that think they know more than an experienced agent do it to themselves all the time.  Their greed makes them lose the really good deals, and they end up buying something that is not a bargain at any price.

A perfect Atlanta home that is priced well is a rarity in the market.  They are not in distress, but are realistic about their needs.  It is an opportunity not to be passed up.  So here is what I believe some of the qualities a perfect Atlanta home may possess.  Is you home an Atlanta Best Home?

  • It is priced correctly to market!  It is priced to sell!
  • It has upgrades galore!
  • It is turn key condition, well maintained exterior, and interior.
  • It has been lovingly well maintained.
  • It is inside the subdivision and not on a corner lot.
  • It is not on a road, and not on the "T" of a road.
  • The neighborhood swim tennis is not next door.
  • The home is sited on a perfect lot, and sits slightly above street grade.
  • You can enjoy the sun rise or sunset.
  • The home has no odors of pets, smoke or cooking.
  • It is not in a flood plan - and doesn't require flood insurance
  • It does not back to a detention pond.
  • You cannot hear the noise of the busy roads nearby.
  • The siding is not in a class action lawsuit.
  • The plumbing is copper
  • It does not have aluminum wiring.
  • There is no mold, excess moisture or dampness
  • The mechanics are in great condition or have been recently been replaced
  • The waster heater is not leaking, and there are no rust rings on the bottom
  • There are no cracks in the basement slab
  • The home does not back to a blasting zone or hidden railway line.
  • There is no need to paint or replace any flooring.
  • Heating and air are well balanced and zoned.
  • Best School Districts.
  • It has a great location, near transportation and centers of employment.
  • Shopping is near by - groceries and malls.
  • It is perfect in proportion to your needs.
  • It is energy efficient.
  • The roof does not leak or need a replacement.
  • It is professionally landscaped, and not bare to the bone.
  • It is a place you would love to call home.
  • If your clients don't buy it, you will.
  • It is a home that home inspectors brag how well it is built.
  • It could be easily be re-sold!
  • It is worthy of a full price offer!

Hi Jim!  After a weekend of showing homes to buyers, I can SO appreciate your list!  I encourage my Sellers to take care of those items so that they can have a successful sale.  If they don't, then I don't want the listing!  Buyers have such a large number of homes to choose from and they are not going to choose one that has wallpaper all over the place, obvious roof leaks, or any negatives--they expect a perfect home in this market!

Jim, this is a great list! Many of them refer to location and that is why I have discussions with people when they BUY a home from me as to how the lot will affect their sale. I won't even show homes that back to power lines or busy streets.

Patricia Kennedy (Evers & Company)  I agree.  I also know for a fact that some sellers keep their homes like a showplace museum - immaculate and clean.  That is just how they live.  They would not have it any other way.  There is no clutter or mess, and piles of old newspapers.  When they sell they just want to get it done.  Some people don't get that.  There are some owners that the only thing they do during their ownership is flush the toilets.  It is funny how they want top dollar, and will not negotiate on a poorly kept home.  They feel entitled to make the highest profit.
