Recently I posted about interviewing a potential agent before you sign a Buyers Brokerage Agreement and begining your search for property.  I had a list of questions I thought should be answered and promised that my answers to those questions would follow soon.  So today here are my answers to the questions I think EVERY home buyer should ask an agent before looking for property:

How long have you and your firm been in business?
Lane Realty was established in 1985 and I came to work here in 1992 and became the owner in 1995

Are you a full-time agent?

You have no idea how full time.  I have shown property on Thanksgiving, New Years Day, Christmas Eve and Christmas Day.  (3 out of 4 of those resulted in a sale)

What does your community have to offer for entertainment?

You mean besides a 15,000 acre lake for fishing, boating and skiing, well okay  ... many fine dining places, two movie theaters, and two additional theaters for plays and concerts.

How long have you lived in this area?

Over 40 years and you're not going to make me tell my age are you?

When can you be available to show me property?

Between the hours of 7 a.m. and 9 p.m. except on Sunday I teach a children's Sunday school class and have that obligation until around 12:30 p.m. on Sundays.

Will you keep me aware of new listings on the market that might fit my needs and desires?

You bet I will, do you have email? or do you want me to call?

Do you have lenders to recommend to me?

An entire list!  Now if it's a unique property ie single wide or lease lot the list gets mighty short, but we still have one.

Do you have closing attorneys to recommend to me?

Again yes, we do and I have used the ones with check marks beside their names successfully with many satisfied clients for years.

Are you going to show me everything in my price range or just listings from your company?

I'm going to show you anything on the market you desire to see.  Please let me know in advance what you would like to see so I can make the appointments if they are needed.

Do you have information about the local schools both public and private?

I can give you their web sites and the names of the principles and headmasters and I'd be happy to share my personal happy experiences with the ones I've been to and been involved with.

Can you give me information about local health care, hospitals and physicians?

Absolutely.  Eatonton has a great small hospital with great doctors, but if you have a problem too big for them they will send you by Ambulance or Medivac to where you need to be. And if you would like to hear some stories about when some of my friends and family received great care I'm willing to share those too.

Will you provide me with a CMA on a property I might be interested in prior to making an offer?

Sure. As an agent for the buyer it's my job to help you understand this market, pricing and buy a home a the best price you can.

Should I have a home inspection?
Without a doubt, yes you must get a home inspection.  I have a list of inspectors that I trust to do a great job and provide you with an easy to read report with photos included (sometimes this helps point out the defect much better than words).  You should get the home inspection done in a timely manner during the due diligence period.

Can I get a home warranty on my purchase?

Of course you can.  I have a couple of companies to recommend. It's a great idea, because even after we go through and inspection if everything is working properly today and seems to have plenty of life left in it, things can go wrong the very next day after closing and then it's out your pocket to make the repairs.

Will you be able to recommend local people for any work needed on my home after the purchase?

I come with the house.    You can call me at anytime day or night when you have a problem and I'll help out to the best of my ability.  If I don't know the answer I will find out the answer. Helping you in this area comes easier for me because I have lived here for over 40 years.  I know LOTS of people.

Where are the good places to eat?

Would you like to arrive by boat or in a car... I have a couple of lists.

Do you have information on local churches?

Well first of all, you are invited to my church (First Baptist of Eatonton).  If that doesn't suit your needs then here is a list of other churches in our area.

I agree Gary, people looking for property on Lake Sinclair should hire me, but if they are considering someone else then I really WANT them to ask questions.

Eric- Looking back I know that I didn't know the questions I should ask before I bought my first place.  And I didn't buy title insurance, I paid cash and didn't buy title insurance.  The attorney didn't even mention it to me.
