All Right You Experienced Agents......

Q: Can any of us really make it this year with a media induced frenzy of mortgage meltdowns and corporate collapse's? Are we all truly doomed? Should I camped out in the bread lines as some do for the latest Christmas widget? I mean...I know the current economy is bad, but gheez!! Everyone I speak to (in real estate or not) seem to be optimistic about the upcoming year. So, I would like to hear from others. Smooth sailing, white water or bailing water?

This is not a time for Doom & Gloom!   Its a time to rejoice!  The current scenario will drive the faltering out of Real Estate.  Not many agents can survive without a pay check, they incur too many expenses.  And although I like to think of my counter parts as smarter than most of the public, I've watched some suffer through their own home ownership heartaches, even a couple of foreclosures.

It's time for "Pedal To The Metal", get out there! Advertise and Market your butt's off!  Think! "Out of the Box!", be Unique! Set yourself apart from the rest of the crowd.  Make a plan and work it!

If you have buyers that are border line for credit, try finding them a good credit counselor!  If in the meantime they still want to buy?  Try finding properties that can be Bought on Contract, or Owner Financed.

Here is a good piece of advice to tell prospective buyer's:  If you happen to find a home to buy? The moment you sign the "Offer To Purchase" DO NOT INCUR ANY DEBT! whatsoever! No Credit card purchases, No New appliances for the home, NO New Car!  If you have an emergency, Pay Cash but don't get a cash advance!  Wait, Wait, Wait and Wait some more! Until after Closing!

If you can survive through this rough time, you should come up smelling like Roses or Cherries.

Buyers will still be buying, and Sellers will still be selling.  If you have a passion for real estate - you'll shine in 2009!

This is a great time for those who possess work ethic to gobble up market share. My partner and I were approached by another agent a few weeks back who was trying to organize a " pizza party and telethon". Her idea was to spend one night at the office with a bunch of other agents calling contacts and trying to find business. My partner and I both responded that we are on the phones almost every night trying to convert expired listings, fsbo's, website leads, refferals, etc. She seemed to be surprised about this and even commented " You call people every night?". I thought to myself "Honey, its called being accountable to your business and being committed to success." Keep your eyes open and take advantage of any opportunities that come your way. The buyers and sellers are out there, are you?
