Redding MLS Call me old-school but I still think it's essential to preview our inventory. I've been told that my time could be put to better use but I have a thing about "seeing" the inventory personally. I mean, virtual tours have certainly made things convenient and totally useful but they can't tell me everything I need to know.

For instance, many agents (in efforts to highlight certain features of a home) include such things like "RV parking" but often times I get out to preview a listing only to find that you can barely fit a boat, let alone an RV! Another reason I still preview our local inventory is so that I'm ready to go hen I get that million dollar call! I'm serious.

I'm sure you preview homes that you plan on showing, but do you preview your local inventory and if so, why do you do it?

I will rarely show anything, home, land, villa without seeing it first.  Can't tell you how much time it saves in the long run and how much more confident I am showing something.  I hate surprises and not previewing is a surprise waiting to happen.

I always try to preview first as I don't like surprises either!  We do a lot of previewing during our Realtor tours every Tuesday, which helps a lot!

We always try to preview a home before showing for the same reasons as above. However, a lot of agents out there don't. Also, previewing on Tuesday's during brokers tour is extremely helpful. We make a point to see every home in our target suburbs and if they aren't on tour, we schedule to preview them on other days. If you want to be an expert in a certain area, it is best to know the  inventory. Also, seeing homes gives you a great reason to call friends, potential clients, etc, to tell them about a "great new home" on the market that you saw. We also call people we know in a neighborhood where a new listing just went up to let them know about it. Neighbors are always nosy and this way they heard it first from us, the local real estate experts. They also may know someone who may want to see it.  There are so many great benefits to see homes.

Chris & Maria - I've been previewing alot of foreclosed ands short sale homes lately. It seems that's what buyers are looking for these days.

That's true for us Robert...foreclosed properties are the topic of the day! People are looking for bargains and the more you know your inventory the more sales you'll make.
