Frustration Is The Theme Of The Day

You know when you have a buyer that has been on and off the fence for quite some time now.  We have looked at a handful of homes but, he is always right there on the verge. Well we went and actually looked at a home last week on Thursday.  It was only three doors down from where he lives now.  It was a nice little home (yes, yes a foreclosure).  Larger then his present home and newer.  Priced at about $30,000 less then tax value!  A steal I did not see any real problems besides some of the usual cosmetic issues with needed some carpet and paint. Lo and Behold he and his wife said yes.  OK, so I get the paperwork ready and he was supposed to stop by Thursday afternoon.  OK, something happened so I set a time on Friday.  Friday comes and Friday goes no buyer.  Doesn't want to come in over the weekend.  So Monday  I tried to get him in.  Oppps got to go take care of something.  So let's meet Tuesday.  OK he will meet me at the office at 11:00.  Now 11:00 comes and goes I call.  " I am at the lawyers I will be right there".  OK now 1:30 comes and goes I call again "I am on the way".  Now 2:45 rolls around and who comes in!  We sit down to sign I get all the signatures and pull up the REO website to submit: IT IS NOW MARKED AS PENDING!!!!!  

    

OK, OK breatheeeeeee.   I just looked over at him and stated sorry it is now under contract with someone else. 

He just looked at me and so Oh well we will try again. 

These are the times when if I could just bill by the hour I would probably make alot more money.   But, we will find a home and we will negotiate and buy it and maybe next time he will move a bit faster and with a little bit of a sense of urgency. 

Our buyers need to realize they are not the only ones out there looking to buy.

One can only hope!

Over 2,000 homes sold…..

I see it in every buyer market.  I put them on my B list as they are serious buyers but not ready to by today.  They need the scare that the market is improving and most likely wont move until scared enough.  i.e. You need to throw some subtle info to scare them a bit.  In my farm, I sent out an blog that the neighborhood has hit a 15 year low in inventory.  I was honest and noted that the buyer market was at a 5 year low.  I stated that whenever the market turns, hang on, as we could move to a buyers market from a sellers market in a matter of weeks, not months. Is that going to happen next month, who knows. 

That got an immediate email asking me if the market would get better next month.  Ahhhh, they are scared. Next I phoned them to tell them that no one knows, but either you buy when we know we are low or wait until the market is heading up, but we wont know until several months are behind us.  I said that I will leave that decision totally up to them....  We are meeting to make an offer on home on Friday.  We will see then.

Foreclosures are bidding wars in my market.  Why??  Because if it's marked "foreclosure" every buyer thinks it's a steal, and most often, it is. 

I am seeing Fannie Mae, HUD, and others sell properties at 50 cents or less on the dollar.....guess their giving away some of that billion dollar bail out money.

Lenn Harley Oh I have actually been a little glad sometimes when they lose a house.  This time though it was a little frustrating though since we had decided to buy and he just dragged his feet to come and sign.

I feel your pain.  I think we all have clients like this.  Since he already has a home, sounds like he has little motivation to act quickly.  Especially with the attitude that, well maybe next time...

Yes, if we could bill by the hour.  For some of my client's I really don't want to know what my earnings would be if my pay was tallied on an hourly scale.  It would just be too depressing.  But their are those wonderful clients who choose a house on the first day out, write a winning contract, and are grateful and wonderful to work with.  Those clients make it all worth while.
