In a nutshell, we still have a buyer's market in the Douglas County area but it is much better than last year when during June to August we had a tremendous number of homes go on the market all at once.

With 492 homes sold in Douglas County in the past 6 months and 877 homes currently on the market, we have 10.8 months of inventory of homes. 6 months is considered balanced and below 6 months becomes a seller's market.

In Lawrence we have had 420 homes sold in the past 6 months and 696 homes currently on the market, which means we have 10 months of inventory of homes. Lawrence remains the best marketplace in the county for the seller.

In Baldwin we have had 15 homes sold in the past 6 months and 59 homes currently on the market, which means we have 2 years of inventory of homes. Best market for the buyer.

In Eudora we have had 24 homes sold in the past 6 months and 61 homes currently on the market, which means we have 15.5 months of inventory of homes.

In rural Douglas County we have had 33 homes sold in the past 6 months and 62 homes currently on the market, which means we have 11.4 months of inventory of homes.
