The most popular answer is Price. Consumers are very cost conscience. An Attractive price is like a well kept woman- appealing to the eye and creates the need to want to know more.
The second most popular answer is location. Location does matter. An attractively priced property located next to a cemetary is going to be a tough sell- sure the neighbors are quiet but it is a little creepy.
Condition
One should never judge a book by its cover. While curb appeal is tremendously important, you must look at what cannot be seen as well. Hire a Home Inspector, Ask For Air quality tests, and know what you are getting into.
Financing & Downpayment

Home Owner Association Due (HOA) are fixed expenses along with taxes, and insurance. Some homes are a part of what is known as a CDD- which is a fee imposed on the tax bill designed to cover infrastructure improvements like the community pool, clubhouse, asnd tennis courts. Typically these CDD (Community District Development Fees) have a 20 year life span. Ouch!
Distance to conveniences
Lastly, consider the distance in daily needs. As fuel prices will fluctuate in the coming year, the property that may work best for you -may need t be closer to where you work.
