Last week we looked at the Swansboro/Hubert Housing market in Onslow County, North Carolina and   Richlands NCdiscussed how it was fairing in the current real estate market.

This week, we are moving down the road to Richlands, a small, friendly town and outlying rural area which has been one of the more active residential areas in Onslow County in the past year.  Military families relocating to Camp LeJeune have found this area very affordable and convenient.

Richlands, NC home prices have held pretty steady and sales have been relatively good.... but as in other areas, the number of days on the market has seen a dramatic increase.  Compared to many residential markets,  the Onslow County NC real estate market has remained for the most part, stable.

Sellers who list their home in Richlands, N C  with an experienced, local and knowledgeable agent will have the peace of mind knowing that agent understands the local market and will help them price their home to sell in the current market.

Cynthia - even though the DOM are longer the other portions of your datat stay pretty solid.  I can't really see anything bad in that at all.  It's refreshing to see areas of our country where housing is doing well in spite of this market.  Keep up the good work!  You are obviously the consummate professional in your area!

Great stats.  Interesting to see how high the Sales Price % is... hanging around 99%.

Cynthia--Your DOM's are great in this part of the country. Most of ours are 150-180 range. Nice report...I like your maps for a visual of where the community is.

Carol,
Sellers get impatient when their home does not sell within a short time but this is just the way market is now so we must have patience.

Thanks Dick,
I would like to see more activity by in comparison to other areas, we're ok.

Hi James,
The ration of listing price to selling price shows that we're doing a good job of pricing here!  Thanks.

Hi Cynthia, looks like your market has held up with LP/SP ratio. I look at mine and want to faint. :)

Cynthia - Nice presentation.  So the average sale price went up this year; your market is in very good shape when compared to others.

Cynthia, I am just wondering how many buyers are using their V.A. entitlement to make a purchase?  Or are they saving the entitlement for a later date?  But, on the other hand here, great post, and I hope you sell many homes in this area.

Hello Diane,
The under $200,000 market is doing very well here but over that amount, is not.

Sally,
Thanks, I admit market reports are not my favorite type of blog but we need to put them out there for our Consumers.

Hi Teri,
Thanks, that is what I understand...I suppose it is relative.

Keith,
A great testament to agents' pricing properties correctly, don't you think?

Hi Jennifer,
Yes, that particular stat really surprised me--it is holding up well.

Hello Bob,
Most all of the sales are VA and they are using their entitlement now and do you blame them?
