I have a quick question for you professionals out there.  When sending over an offer do you send EVERYTHING under the sun with it!?  Drives me crazy.  I don't need the tax map, tax records, mls sheet, 3 pages of agency, explaining what agency is...etc.  If you are faxing, just send me the FACTS.  The rest  can come over when we have a deal (don't even need half the stuff that some realtors send). I'm not trying to be mean, but come on, what a waste of paper.

I agree 100% but the problem is that most agents I have dealt with in the past year want everything.  I offer to email everything to keep the copies clean and they do not email??? 

The worst part is they send me a counter offer with EVERYTHING also.  We killed a lot of trees on that deal!

Well, I don't want to kill any more trees than necessary. However, if it's an offer, all documents need to be sent every time you have something to sign. This is because you need to show, legally, that all docs were included and not added later. The time and date stamp is important. If you have several back and forth exchanges that are not part of the actual contract, you wouldn't necessarily have to print them out each time. Just email and read, then print when you have something to sign. Check with your broker to see what your firm's attorneys recommend.
