Brevard County Real Estate Forecast: Partly Cloudy or Looks like Rain?

Here we are at the beginning of a new year, with a new political environment and an anxious eye on the economy.  We are all painfully aware of just how important a solid real estate market is to our    overall economy.  One thing is for sure; this current market will turn around.  The big question of when, remains.  Based on our current experience in the Brevard housing market, houses are selling.  The owner- occupied retail market stills seems sluggish, but the wholesale investor market is alive and well.  Actually, the wholesale market is very competitive.  We are finding ourselves in multiple offer situations on REO properties all too often in this "buyers market"  The reason is simple:  "cash flow is king", and the smart investors see this opportunity. Have we hit the bottom? maybe. Will it fall more? possibly.  But if you buy based on value and cash-flow and have a 3-5 year exit window, those questions really don't matter.
