As of today here is the market update for condos/townhomes in Sunnvyale.

What does this mean? The inventory of active sales is up from 73 last week, with pending sales also being up a little from 23 last week, and solds are down a little from 4 last week. The ratio of pending to active is still between 3-4 to 1, so there is not a huge change. That ratio needs to get a little closer to stabilize the prices, but we will have to see how things go. 16 of the pending sales are for condos less than $500,000 so it is obvious that the lower end of the market is doing better than the upper end.
