Basing Your Price on an Appraisal is a Bad Idea Unless the Appraiser is the Buyer

When homeowners start thinking about selling their house, many decide to get an appraisal to see what it's worth. But unless the appraiser is willing to buy your home, don't assume that the appraised value is the same as market value - what buyers are willing to pay.

According to a recent article in CNN Money, "Taming inflated home appraisals", 90% of appraisers feel pressured to reach a figure that pleases the person ordering the appraisal.

Even if the appraiser doesn't feel pressured to inflate the value, appraisals typically don't consider active competition or look at houses that failed to sell (expireds). And in a rapidly changing market, an appraisal more than 60 days old may already be outdated.

There are many pieces of information to consider in pricing your house. An appraisal is just one of them.

Hi Colleen, (nice name by the way - it's my older daughter's name) You give good advice.  Also, when you find a buyer who will be seeking a loan, the lender will toss your appraisal and do their own, so it may be wasted money in any event.  An experienced Realtor in the area should be able to price it correctly if he or she does a bit of homework.

I guess I didn't have one of those appraisers who just completed my recent appraisal for my own personal refi.  I wasn't pleased and he didn't seem to care at all...

I tell my sellers, we don't want to sell this twice...once to the buyer and then to the appraiser so think very carefully about the price we want to list at.  I have found value with appraisers coming out to the property prior to my listing it in those situations where we are so far apart (me and the seller) or the comps are so few.

Colleen,

CNN money reports 90% of us. I would like to see that study and which appraisers were polled. The truth is much less.

I do feel that in this market, an appraisal even just a few months old must be looked at to see more recent data. An appraisal from last year or earlier should not have a heavy bearing on what a home should list for today.

Dear Colleen,

Why does it always seem that some appraisers feel the need to give the seller the price they want, but discount values for a buyer's appraisal?

We really need to keep channels of communication open between agents and appraisers!
