I love your beautiful photos you post, thanks for them, here in Austin we are also insulated from the National fall of house prices but the past few months we have seen a bit of a drop, maybe due to the national impact seeping thru to us.  At any rate it is an excellent time to buy here in Texas where the growth of jobs is still strong.

Hi Shirley,   Sometimes it takes a while for things to catch up in all areas.  For Texas to be so late in coming to the party it means our slow times will be shorter lived than the rest of the nation.  Hooray!!!!

Ricki - I was doing an inspection today and ran into a realtor I've known for a number of years; she told me the same thing that prices are coming down. There are so many nice homes and with the incentives it is a very good time to buy a home.

Hello my sweet Ricki...

Too bad the people did not take your expert advice.  It never ceases to amaze me, with my background of 32 years experience and I advise one of my sellers to do something and they so, "No that's not what we want"!  HELLO you are paying me a ton of money for my advice why don't you take it.  I've gone to the end of it with, "If you walked into a doctors office and they advised you they needed to operate right away...would you say No that's not what I want to do (hear).  So many stories sure wish I had kept a journey of all those real estate years, could have been a #1 seller.

I sure hope you have not been swimming in your pool again :) .  I better plan my trip to see you when it's warm.  Rhett had his 13th birthday on Jan 15th, he is such a good boy.  Since I got home from the hospital he is within 2-3 feet of me at all time, even the bathroom :).  Give Don a hug and kiss for me.
