There's been a great deal of interest in our 120 Day Guaranteed Sales Program  and a lot of questions and listing action has come our way.  I'll be very up-front with you, this is a tough real estate market, yet when you put together the right agents, right buyers, and right price, what appears to be a dreary market soon becomes a very cool market.  So here are some highlights from our 120 Day Guaranteed Sales Program:

We've got good listings to meet a variety of house shopping and home preferences, and if you buy one of our listings you may actually qualify for our "Buy Ours, We'll Buy Yours" program.  Let's look at this for a moment:

  1. Prospective enrollees in this program must first find one of our homes they like, and enter into an Agreement to purchase it.  During the development of the Offer to Purchase, we will evaluate YOUR unsold home and determine its eligibility for the program.
  2. All purchases we make must be equal in value to, or of lesser value than our listed home YOU purchased.
  3. Like the Guaranteed Sales Program, this is not a one size fits all program, and you will be required to sign up for a listing appointment and then agree to enroll in the "in reverse" program.  It's absolutely essential you FULLY UNDERSTAND the details of this program, and then decide if it's right for you!

Pay Your Mortgage - Guaranteed!

Well, can we help you anymore?  We've guaranteed the sale of your home; we've given you an opportunity to buy one of our listings with the possibility of us buying your home; and now we're giving you a guarantee to pay your mortgage if we don't sell your home in 90 days!

  1. You read that correctly - if we can't sell your home in 90 days, we'll begin making current (not delinquent) mortgage payments until we've sold the house! 
  2. Again, like the Guaranteed Sales Program, this is not a one size fits all program, and you will be required to sign up for a listing appointment and then agree to enroll in the "Pay Your Mortgage - Guaranteed" program.  It's absolutely essential you FULLY UNDERSTAND the details of this program, and then decide if it's right for you! You didn't read it, but you're right, you don't have to buy one of our listings to qualify for this program!

WOW, that is quite the program you have in place. I'm assuming that would work out quite well. it definitely has enticing offers in it for home buyers/sellers.

You're soooo right, Michelle (we have common credentials -- we have a responsibility to uphold our professional standards).  We're very precise with sellers and buyers -- a lot of attention to detail so no one is confused and everyone is sure of what's ahead.  It's quite exciting to honestly and forthrightly engage sellers and buyers in this "interesting" market.  In the end, everyone wants to win a part of the prize, and in our guaranteed sale plan, they usually do.

You're right, Dave:  More business from several different angles -- seller, buyer, investor, and ironically, even banks and holding companies.  Yes, it could (COULD is the emphasis) cost a lot of money -- so far it hasn't.  And finally -- yes, sign us up for the fun: people have fun with this program!
