Real Estate Tips: Noisy Water Pipes

Bang, Bang, clatter, klunk,... Noisy Water Pipes

Ever have that vibrating noise when you flush the toilet, turn off the shower, or use the washing machine?  Noisy pipes are often caused by "water hammer".  Shutting off the flow suddenly sends a pressure or shock wave down the water line through the water shocking the pipes and creating the 'hammer' noise.  Over time, "water hammer" can damage pipes, valves and eventually weaken pipe joints.

So what can you do about it?  Here are a few things you can do.

  1. Use low-flow fixtures.  Restricting water velocity helps reduce water hammer.
  2. Install a pressure regulator.  This lessens water hammer by regulating the water pressure. 
  3. Have a professional install a water hammer arrester.  The water hammer arrester is an air filled chamber connected to the plumbing that let the pressure wave dissipate harmlessly into a cushion of air.

The water pressure standards the city of Olathe, KS is 50 PSI.  Do you know what your city standard is?  More importantly, do you know what the water pressure is in your home?
