I spent an hour the other day talking to my mechanic about the economy at large, we were having a great time and then he started in on Real Estate! Normally I would have been quick to get excited, jump up and down, talk about all the great deals and rates but I was sick.
My being sick allowed him to go on and on about how bad it was, I just listened and shook my head. If there was a crowd I think some would have started crying it was so bad, I almost wanted to toss my license in the trash, go home to mope.
I did go home, and I started pulling up statistics, this always makes me happy! (not)! well for the last 3 years not much has really changed, we have almost the same number of homes on the market, market time has gone up a little (about 20 days on average). So what was the big deal. If you took the prices out of it the market looks like it has been pretty steady so is it greed, or unfortunate circumstances? I don't think it's unfortunate circumstance. If you listen to economist back over time, they have always said that you need to stay in a house 7 years to break even. You can change that by buying low and selling at a profit, or you can pay more on principle every month, or you can be patient and enjoy the tax benefit you get and the pride in customizing your own home.
In the end as I realized this, the sun began to shine and my phone started to ring, I have buyers and I have sellers, it is my job to educate them and help them make sound financial decisions. I am looking forward to a great year and I hope you all are too.
