What is your Marketing Niche?

How many of us real estate professionals (if we are honest) have focused our marketing efforts too broadly?  Then we wonder why we have such little success. The solution? Determine and develop your niche marketNiche marketing is the process of focusing on a defined segment of a much larger market.  Putting

So, how do you develop your niche?

Step 1: Identify what you do best, your niche. If you are unsure of what this is, begin by writing down all the possible niches you could serve based on your location, expertise and interests. Consider your expertise. Do you speak a second language? Do you understand a new home owner's issues? Do you love animals? Do you have a favorite hobby (sports, music, cars, travel)? Every niche you can think of is one you can develop into a powerful market.

PuppiesStep 2: Define your niche market. Being very specific with defined details. Ideally, you should be able to generate a list of addresses, resident names, phone numbers and emails for your niche market. In addition, you should write down as many niche market attributes as possible.

A detailed description of your niche can help you reach your market in an efficient and effective manner. If you don't know them, how can you deliver value? Additionally, by working on this definition, you will know what areas to educate yourself on to be effective. Remember, your goal is to add value to everyone in this niche through every interaction you have with them.

Step 3: Develop A Marketing Plan. Before taking action, develop a marketing plan to serve this niche. Initially, you may ask yourself, what do I have to do to become valuable to this niche?' Maybe you need to attend HOA meetings, community events, city chamber meetings, networking groups, learn about local politics or learn about the tax advantages of a second home. Whatever it is, become an expert.

Next, determine how best to reach this niche. Where does this niche get its information? Is it through meetings, via email, through the internet or a targeted website, or newsletters and postcards?

Third, develop the specific marketing materials that will appeal to this niche. But be specific. Talk directly to the benefits of their needs and concerns. Be creative, push the envelope, give them something to remember. If designed successfully, your response rates will be much higher than anything you done previously.

Conclusion. Continue to educate yourself about the niche you have selected. Write down your plan and stick to it. Be in it for the long term. Taking the time to work through these steps will pay huge dividends as you begin to execute. Your focus will help you clarify what steps you need to take, who you need to talk to, what you need to learn and how to improve your communication to this audience. You are on the right track when consumers begin to react positively to your messages. They will thank you for the information, pass it along to friends and, best of all, they will be happy to refer you to others for their real estate needs.

Great topic. This is a form of farming, just not geographic but by interest group. I think this type of marketing has great potential when then group associates themselves with you.

SCORE is a fabulous resource for entreprenuers of any ilk.  I really enjoyed your article, it is right on!

 

I would add that while it can be very beneficial to create targeted niche mailing and other materials, it is crucial to keep a cohesive image overall.  You want your prospects to immediately know something is yours- think of commercials and other media from big companies.  By their use of color and other elements you immediately recognize them.  Target is a prime example of this.

 

Branding is a wonderful way to keep yourself fresh in the mind of your prospective clients.  If you can consistently deliver them updated, useful information with your own indelible stamp on it, you will be the first person that comes to mind when they think real estate.

Shai, I couldn't agree more, BRANDING is key!  HobbsHerder preach this in everything.  I use the lighthouse logo on my sites, mailings, letterhead, my truck advertising, everything I do has this logo and the color blue!  Thank you for taking time to comment, you are right on target!

Dave, I'm a huge fan of niche targeted web sites and love getting a design client who has creatively targeted a niche. My favorite coach for niche targeting is "Mr. Internet(R)" Michael Russer. You're welcome, David. I enjoyed your article. Michael Russer's course is perfect for those who don't happen to have an MBA in Marketing or a background in advertising agency creative work like mine. It's like Marketing 101 for REALTORS(R) on steroids!

In fact, I'm pretty much a poster child for niche marketing myself: a graphic designer who specializes in real estate web site design for Point2Agent owners who are themselves niche marketers. -:)

And LInda Jefferson, of GoArmyHomes.com, is  another poster child: for bringing passion to her niche marketing efforts. Her energetic work in support of Fort Sill's military men and women is a non-stop effort; I don't know when that woman sleeps! She does what she feels compelled to do and in the process, ends up on TV and in the newspapers to such a degree that she has become a mini-celebrity around town and around Fort Sill. It's hard to beat that kind of PR, but it takes real passion to pour your heart into it like Linda does. Her business has grown phenomenally since we launched her new site in February 2007; I don't know how she finds time amidst her pro bono work to do real estate! Her site has been so successful that now she's talking about changing the name of her brokerage from Jefferson Bentley to Go Army Homes!

David- Nicely done. I totally agree with everyone's comments. We encourage each of our clients to drill-down to a target market. I would even say thought should be given to the target you feel passionate about. Example...I know brokers who are crazy about their horses. Seems to me it would be a "natural" fit for the horse lovers to sell horse properties/land & ranches. Most agents and brokers think casting a "wide net" yields a larger catch which is not true. By attempting to "speak" to everyone, you dilute your marketing message and speak to "no one".

One element I would add to your outstanding list is the creation of a Marketing Budget. All to often, we fail to strategically map-out our marketing funds that relate to a specific strategy.

It's funny.  I had a conversation with someone just the other day about niching and they told me that it couldn't be done in this market.  I disagree.  I think that it's only way to survive!!

Kate, being in a niche identifies you to a specific group of people with like interests.  Dogs, cats, hobbies, vacation spots, etc... identify you with like kind.  Pick an area that you have a passion for and go for it!
