Look for properties that others are looking over. Some of the 203ks that we have done would have been missed by 999 out of a 1000. Look for existing foundations that you can rebuild the home under the 203k. HUD called me one day and asked me to work with a city who had several unfinished properties that needed rehab. I knew the foundations were only about six months old when the contractor went bankrupt. HUD waived the rule about being a year old minimum and we were able to complete that row of townhouses. Possibilities are endless. Hope I've opened some eyes.
