Great video and advice.. no point in breaking your heart looking at homes your can not afford! Quick question.. are you using the Flip camera to record this?
Without giving offense, I view this video as precisely the embodiment of why most agents should not put video on their blogs or sites. I find it unlikely that any prospective client will watch four minutes of rambling while someone drives around to nowhere.
I also believe that it is a mistake to "refuse to take anyone out who is not prequalified." In this market, it's true that some will not qualify, but it seems to me that an experienced agent should be able to initially basic qualify someone without bringing in a loan agent. Better to write offers--as many as we can--rather than refuse to engage lest we be 'wasting our time'.
That's my opinion--no offense meant. Some of those earnest lookers will pass through qualifying, but not for you if you won't even engage with them. Last time I checked, we are all looking for buyers.
Yes, the flip camera is what I am using. You are absolutely right, there is no point in getting your heart set on a house to buy BEFORE finding out if you are qualified for a loan. Thanks for your comment.
You are welcome to your opinion. However, I obviously don't agree with you for the most part. 4 minutes was a bit long...by 1 minute. However, I was driving in a neighborhood called Silver Springs on my way to a past client's house and there may be future clients who would like to know what this area looks like.
In regards to taking someone out that is not qualified...that is not how I do business. Since it only takes a phone call and a few minutes of a buyer's time to get pre-approved, my clients are prepared to write offers since they have a stake in finding a house.
I don't write offers and waste the seller's, buyer's or both agent's time without a pre-approval. That's not the type of reputation I want nor is it the right way of conducting my business.
Yes, I am looking for buyers but only qualified buyers. You can take on and drive unqualified buyers around and write bogus offers but that's not in my business plan.
Audrey, yes I do. It's a great camera. I was concerned since I bought a new car that the view wouldn't be as large in the window but it seems to be working out just fine. I highly recommend the Flip.
Gena, I do enjoy these videos and I am considering doing something similar for my neighborhods and to psot in a way that is more personal. You have a great on camera persona and your talks are informative and well done. If I may ask, what kind of camera do you use and do you have a apecial mounting device for the camera? Thanks!
Missy, thank you. Not as easy as it may seem but the public seems to enjoy them.
Russell, the camera is a Flip and I found a small tripod that with a little manipulation fits into a cup that I place in the cup holder. The suction cup on the tiny tripod didn't work on the jag nor does it work on the Mercedes so I had to be creative. Hope that helps and I can't wait to view yours...I'm sure that it will be one to envy!
I really am camera shy so it is quite an effort for me.
Hi Gena..I've been watching 2 young Realtors in Vancouver BC doing Video to promote themselves and their Homes. One just did a 72 hour open house live his million dollar loft condo listing this weekend. The National News picked up on his on line video and wrote a news story. Love your video kid, you're on the right track, I'll need to get with it too.
