Over the last several months we have all heard the imortance of quality content and also how imperative it is to add pictures to our listings.  We have also found many articles on how to take the perfect photo and what to use to accomplish these things.  With the slow down in the real estate market this has become even more critical.

I Just finished reading an email from Point2 Technologies that talked about photographs and how they increase the interest of consumers on listings.  The study concluded that listings with no photo received .02 percent of the amount of interest as listings with over 21 pictures.

They also concluded that listings with 21 or more pictures receive 55 times the number of page views, 27 times the amount of interest and 898 the number of leads as a listing marketed with no pictures. These stats were rather staggering to me. 

So, how many pictures do you place in your ads?

Hi Jer!  WOW, those ARE some staggering stats!  I put the max number on almost all of them and enhance my Realtor.com listings (which isn't bringing a whole lot of traffic anymore) however, I do believe Point2's stats for their websites.

Jeremy, Those are amazing numbers.  I completely believe it because when I am shopping for something, I want as many photos as possible.  Just think of the AR gathering posts, don't you love the posts with as many photos as possible to see all the details and friends, I know I do.  Thanks for sharing this with us.

Jeremy- I printed out that page from point 2 and made a power point slide of it to show sellers that listings need a lot of photos. My goal is to fill to the max for point 2 and vflyer. IT is amazing, those stats!

This is absolutely true in my eyes Jeremy.

I know for a fact that my buyers skip right over listings with no pictures and dont even consider them.

I use up the maximum 15 photo slots allowed in our MLS on all my listings, and I take a lot of time getting the right shots.

Shocking stats though and a huge motivator for Listing agents to list more pics!

Hi Jeremy,

Good info. When you say ads, I'm not exactly sure what you mean? We no longer do any print media, period.

As for online we try to use as many as we can, up to 25 now on Realtor.com, right? At least that's what I think it was the last time I checked . If for some reason we don't have that many on the specific property there are always more ways to "sell the sizzle"...i.e. area photos, association amenities, etc.

For me it's a about "just don't tell me, but show me", you know what they say about photos being worth 1,000 words, right?

I  generally place as many pictures as I can.  Our MLS is restricted to 10 but outside MLS I usually post at least 20.

Jeremy those are interesting statistics. We generally try to post between 8 and 12 photographs when possible. I do NOT however take my own pictures. We have a deal with several professionals who specialize in property pictures and the time saved and the pictures quality are worth the very reasonable fee!

Jeremy - the simple answer, as many as I feel show the features of the home or land that I am listing. I try not to have too much overlap in my photos. Recently it has been a dozen or more, after all, digital "film" is pretty cheap.

There is a lot of area between no pictures and 21.

I usually put in about 9 pictures.

Seems about right.

We are required to put a front picture in our listings to make it active! After that one I take pics of all of the rooms and mechanicals and of course the outdoor pics. They usually total at least 21 pics, depending on the size of the house. We are allowed 99 pics on a listing in our MLS.

I still find it amazing that many agents place NO photos on the MLS listing- the very backbone of the listing agreement! Our MLS will allow 16 photos- I use all 16 slots to balance the listing in image view. Point 2 allows for more... I try to maximize the quality and quantity of images everywhere possible.
