The January meeting of RESAnj was held at a house for sale.RESA in New Jersey

We conducted our meeting -- essentially a marketing mastermind where everyone gets 10 minutes each for the group to focus and brainstorm on their specific business -- in the standard way.  2 hours of work, with snack and fellowship!  I couldn't find my US flag, but we faced the neighboring school and reckon that we honored RESA's Rules of Order just fine.

We journeyed around the table, trying desperately to stick to 10 minutes per person and lastly got to me.

"I'd like your opinion on this house.  It's my house.  It was on the market for 6 weeks in the Fall as a test.  3 sets of people came back 3 times but no offers.  Of the over 70 realtors who saw the home, only one said -  there's too much stuff in here:  you should have hired a stager.

Now, it's back on the market, at a new price, and we have to sell it.  We began this plan 5 years ago, obviously not anticipating current market conditions. So, my friends, I ask you... what would you do if you were staging this house?"

Graciously, energetically and enthusiastically they threw themselves into the task and began to move things around.  I promise you, I had checked my ego at the door (no, I heard that, I really did) and listened carefully as 6 very different professionals worked together to re-think a space.

i wa fascinated at what they took out.  When you live around it all the time, you simply don't see it all. And one DOES get emotionally attached to things, even us.

Er...well, to be honest... no.

Plus, my realtor likes a lusher look.

Plus...I dunno, I wanted to add back in what fees to me like lifstyle "tells" but could just as easily be a certain look I'm married to!

A house sells best when it has been neutralized, and then styled to illustrate value in the price band.   I couldn't have neutralized without the boot in the pants to get all of the extra stuff out (well, moved to another part of the home); the rest is just styling with accessories.

Sounds like you had a great RESA meeting.  What a fun way to get to know one another.  By the way, I absolutely love the light fixture in your hallway - the group's choice for a hall table didn't do the fixture justice.  Well done that you put back the table that rightfully belonged there :-)

I think the important takeaway from this is that

Home staging is an art, not a science.

We are not "one size fits all", which is why there will always need to be lots of us, and a variety of training options.

There are no right or wrong answers; there are simply choices.  Who's to say what's better?  I chose what I could live with.  My colleagues did me a huge favor getting me started in a much stronger direction.

Juliet ~ What a fun meeting!  Like Charlene, I like your original table in that space in the hall, but removing the chairs made quite a difference.  I know what you mean about what we have in our homes, sometimes we don't really see it anymore.  This year though, I am seeing it and rather than saying, "I'll have to  . . .", as I've done in the past, I am taking those "things" and getting rid of them (one way or another).  When the day comes that we put our house on the market, I'm hoping I'll be ahead of the game!

That would be interesting to do on here even. Stagers posting pictures of their own homes (Members Only) and getting feedback from objective Stager eyes!

Juliet - I think your home has always looked amazing.  I really enjoyed seeing it when I visited during the expo.  I also think that very few stagers could really stage their own home.  I have done it before, but only homes that were bought and purchased with the 'flip' mentality.  When I am ready to sell this home, I will definately hire one of my team members to give me recommendations, if not actually stage it. 

I think your RESA Chapter did a great job.  I will say this about the after after photos....

Living room - trying to find the changes is a bit like a highlight magazine... no big deal

Dining room - I like the table runner better.  It feels warmer and longer.  I also feel like without the runer your stuff on the table looks like clutter (in photographs anyway).

Foyer - I like your modification.  The table is far more in keeping with the rest of your home.

But here is the BIG question:  will you get the offer you want?  Seriously,  your house looks great and I empathize with you wanting to have your personal lifestyle touch in your home.  it's hard to disconnect from living in a house that you've made into a  home and turning it into a product - a house you want to sell to someone who might not have your same lifestyle choices.

As you say, staging ia an art.

Unless, Ken,  one has been smart about the lifestyle choices typical in the price band, in the neighborhood - with a top grade school within walking distance, my buyer will likely have K+ kids.  So, we have a bathroom for every bedroom, a big flat back yard, places to play downstairs, PLUS a movie theater/sports room in the basement.

And as to your other question.  My guess is that no-one is getting the offer they want at this end of this market... no matter what the staging!!!  Now, if the Pope would only ex cathedra this thing...... <LOL>

I just put my house on the market, and although my realtor walked through and we pulled out lots of stuff, I still wonder if I'm not detaching enough.  I think I'll call a stager friend!

I have done the same with my living room. I couldn't get it just right so I called my Staging friends and they put in their two cents worth. They came up with the same solution as me. Have I changed it yet, well no. Why is that?

Hi Juliet, Sorry for not replying earlier I have been suffering with the pain of a kidney stone for the past week or so and have not checked anything lately till I received your text message earlier. I knew you will readjust the look to fit your own taste and since you are living in the house still it will be hard to lose the feel of your own designed to fit surroundings. I do understand and to answer your question no, I did not get offended. Although, some of us were focusing only on the design aspect of the look, emphasizing on the basic principle, less is more by repositioning the furniture and some of the art work. I was one of those who were against replacing the beautiful table in the entrée but for minimizing the accessories to give the viewer a better feel of the space. We had so much fun and I really enjoyed the experience and we all wish you a great luck with the sale. Keep us posted!
