Rockland County Real Estate Market Snapshot Week Ending 12/27/2008

Back from and end of the year vacation, and back into the swing of things. Catching up on the real estate market snapshots for Rockland County for the end of 2008, and working on a year end picture. In December 2008, we saw a substantial drop in the number of active listings. Many listings that expired off the market did not relist. It will be interesting to see what happens in the new year, whether these properties come back on the market at reduced prices, or whether the owners have decided to stay put.

A client said to me that she didn't see any new inventory on the market in Rockland County, and that nothing is selling. That's not 100% accurate. Properties that are perceived as a good value are selling. Those which are not perceived as a good value are sitting on the market, making it look like nothing is selling, and that prices are not reducing.

Now is a great time to be a buyer in Rockland County. It can also be a good time to be a seller, depending on what your reasons for selling are.
