Suggestions When Selling A Home In A Tough Economy

In today's economy, a seller needs to be sure he is making the right preparations before listing his property.  This is important, in order to avoid losing money or not selling the property.   Here are a few tips that help the seller sell his property in a timely fashion:

1.  Request the assistance of a realtor to develop the proper listing price.  Be sure to evaluate similar properties within the immediate area.

2.  Be sure to fix all problems on the property.

3.  Make sure the home is clean, windows have been washed, yard is mow and trim, and trees are properly trimmed.

4.  Do not use any bright or wild colors, both inside or outside the home.  Use neutral colors; they are most adaptable to a new homeowner.

5.  Take the necessary steps to have the home in top showing condition.

6.  Seller and your realtor need to promote your home to neighbors and anyone you know.

7.  Be sure to have professional quality photos and recommend virtual tours on many properties.

8.  Seller needs to be prepared to be flexible about showing times and leaving the home on short notice.  I realize this is not always desirable, but sometimes necessary.

9.  Request your realtor to provide feedback on home showings, as well as, weekly status reports.  Weekly communication is extremely important.  Remember, you are a team working with your realtor sell the property.

10. You may want to offer incentives, such as: cash bonus, pay closing cost or assist with a buy down on mortgage payment.       

11. Discuss with you realtor, the possibility of having an open house.  Some areas generate a lot of traffic while other areas generate very little.

12. If at all possible, do not list the property until it is in showing condition.
