This house was purchased for under $20,000. and the owner will use it as a rental property when finished. The roof is good, the foundation is good. It needs some electrical and plumbing work. The 2 bathrooms are being torn out and redone. The kitchen will need some updating, plumbing, and a thorough cleaning as well as appliances. Some of the casement windows have been broken and will need to be replaced. This is week 1 of the rehab.

Rehab kitchen 67th

The kitchen counters and cabinets are obviously dated but still in good working order. The floor covering may need to be replaced; decision will be made when other projects completed.

Rehab bathroom

The bathrooms were in bad shape so everything but the tub has been ripped out. Hardiback board has been put in; tile will cover the surround. The wall with the pipes has been left open so the plumber can have access.

Rehab bsmt bath

The downstairs bath in the basement will need a little more work.

Bsmt north side

All of the "icky" carpet has been removed from the basement.

As you can see, they've a long way to go but are making progress and expect to have it ready by March.

Looks like this will be a great rental.  We did one 64th St about 2 years ago.  Hope you post some progress post I can't wait to see how this comes together.
