Have we " Hit Bottom " , Did I miss it again ?

It's always tempting to try to guess the absolute moment when the housing market bottoms out !  It is even more challenging here on Fort Myers Beach, Florida  because ours is a destination/vacation area . Based on activity in Century 21 Tripower's office: walk-ins, attendance at open houses, showings and properties going under contract it seems clear that, at the very least, we are bouncing along the bottom !  The bottom line is that this may well be the beginning of the rebound for our local real estate market !

Our " season " is just starting and already we have seen a marked increase in all of the important sales indicators.  The following article is from the Florida Assoc of Realtors ( FAR ) where official data on sales of homes & condos is tracked and released Jan 25, 2009

    

 
DECEMBER HOME SALES

Florida's existing home sales rose 27 percent in December, making it the fourth consecutive month that sales activity demonstrated gains in the year-to-year comparison, according to FAR. Statewide sales of existing condos increased 12 percent last month; and December sales of both existing homes and condos were higher than November's statewide figures. Meanwhile, NAR reports that existing-home sales - all housing types - rose 6.5 percent in December compared to November's pace

Our December 2008 statistics just came out last week -- a little late this month -- and for the sixth consecutive month, sales were up and prices were down. Both are great news for us because homes are more affordable so more people are buying.

Hi Bill - Great Question!!! I keep reading Ft. Myers and Cape Coral are among the very hardest hit areas in Florida....this market is not for the faint of heart, is it!  I'm having a problem though, with the numbers put out by NAR, FAR....and whatever others.  Are you getting a sense of contradiction in the different reports?  I need to start saving some of these reports so I can put them side by side. Anyway, yes activity has picked up and that IS a positive sign :-)

Excellent News.  I forecasted the bottom two years ago.  I have been wrong every year since.  But l agree that we are probably bouncing along the bottom.  Who knows when we head up again...but we will eventually.

We are seeing similar interest in our area as.  It's always interesting to me that many try to "time" the bottom of the market.  It's unfortunate they don't realize that once the market shifts, it is too late as the prices have begun to climb.

This sounds like good news. It feels like the buyers have a bit more certainty since we have a new presodent and the media has backed off of the doom and gloom a little.

Hi Bill, Hard to know when we do hit rock bottom, but when it happens then it's too late, because it will start heading back upwards. We have noticed increased activity from buyers...first time buyers, out of town buyers and investors.

Our January statistics came out today, and for the seventh consecutive month, sales have been up and prices down. So how do I define "rock bottom"? Buy sales? Or by prices? I like where my market is going because now almost 50% of San Diego households can afford a median-priced home of $285,000, up from just 7% three years ago.

It appears that we have hit bottom.  Or let me say that I pray it has.  We've been very busy here in NJ.

But it depends who you is doing the talking, buyers keep saying "it hasn't hit bottom yet".

Hi Bill:  I really hope the end is in sight.  My problem with the numbers is while sales are up 27%, foreclosures are up 30%.  The implication is not encouraging :(  but anything positive is better than nothing!
