Beaufort, SC, Real Estate, While showing property at a local development a few days ago, the Realtor on duty (whom I know fairly well) pulled me aside and asked me to call him later. He had "an opportunity" he wanted to discuss with me. Even though I trend towards skepticism with "opportunities," I'm open-minded enough to listen.

No need to bore you with all the details. He wanted to talk about the product to your left, MonaVie, an energy drink he was pretty excited about. Yes, it involved multi-level marketing. He was very upfront about that. 

My friend wanted me to hook me up with a couple of the other local participants in the area who have had some success, and he also wanted me to attend a meeting this week with some of the more successful national figures. 

I got off the phone, and I pondered the conversation a few minutes, and......... I just couldn't do it.

Folks, if I have 10 minutes, or 30 minutes, or an hour, or three hours to discuss an energy drink with someone, then I have time to make a few more real estate prospecting calls. I have more time to service my listings. I have time to do a virtual tour. I have more time to preview homes for my buyers.

I am a Realtor!!! Not a juice salesman. Before anyone takes offense, I am not calling into question the merits of this drink, or the potential to make money. With anything, I believe there is a correlation between effort and results.

I am committed to real estate. With the help of my wife, Jennifer, I have been a prospecting machine in the past month. I have re-dedicated myself to making the most of the existing real estate market. And I've seen tangible results.

So,  if I am going to spend a few hours a week "prospecting," then....dammit...I am going to be prospecting with real estate buyers and sellers. I am a Realtor!

Good for you for turning it down! 

Most MLM schemes require an upfront "investment", and I've rarely seen people make enough money back as distributors to cover that initial investment.

On the other hand, you could tell the guy you'd be happy to buy a six pack of the stuff as a customer.  That should throw him for a loop.

It's truly funny how most people involved in MLM think only of recruiting other distributors, and never think in terms of actually selling the product to plain-old customers.  :-)

I don't give a fig what folks do with their time.  However, I don't appreciate being treated like marketing prey. 

If I want something, I know how to find it.  In your case, this was no more than verbal SPAM and just as annoying. 

They seem to believe that we have some sort of kinship because we are all in the real estate industry.  We do, if the talk is about real estate.  Once they cross the line and start selling something else, that's when they are history. 

Few things anger me more than an industry member, lender or real estate person wasting my time with this stuff.

Lenn -- I agree with you about how folks spend their free time, although if I listed my $500,000 house, I might take issue with the fact my Realtor seems to be spending more time trying to find buyers for his energy drink than he does trying to find a buyer for my house. Richard -- I agree a thousand percent. Like I said, if I am going to find an extra 30 minutes in a day to prospect, I am going to be prospecting real estate. Those people who have entered into an exclusive agency agreement with me would expect nothing less.

I have other products and services that I promote, but not like that.  The fact is that as the economy gets rough, MLM promotions go up, because everyone starts looking for additional income.  

The worse part is that there are a few good MLM companies out there, but the majority of them are flash in the pan, and only there to make money for the founders, at the expense of the people on the bottom of the pile.

It isn't surprising to see though, and I am ready for the next wave of people that want me to sign up for some crazy thing or another.  My husband likes it though.  He uses it as a way to practice his sales skills, attempting to turn them from what they are selling him to seeing what he can sell them.

I have a friend that is making well over six figures a year with Agel, a MLM company.  When you ask her what she does she says AGEL!!  Just like when somebody asks you what you do... your a REALTOR DAMMIT!  I caught the bug last year of trying to do multiple things and after 6 months of that I took a step back and realized that while I was doing multiple things, I was doing all of them poorly.  That helped me to focus on becoming a great Realtor, nothing else.  Thanks for the post!

Hi Keith - Winning the lottery is the only "get rich quick" scenario I can think of.  All the others are questionable at best (just being kind).  Building wealth is a "long-term" project that requires a lot of hard work in the beginning.  I won't go on about "multi-level" sales plans; we all know plenty about those.

Keith - I have been in the business for over 12 years and only seen one agent take a part time job on and not leave the business.  Would you feel comfortable if your doctor tried to sell you some Amway Cleaning Products on the way out from your appointment?  You were right on the money with your answer!  No wonder the public looks at us askew!

I've been approached with this a year ago....although it might be a good product...it's a pyramid. I can also tell you that many big top producing agents started to sell shop to earn which is also the same thing...just not a drink. I told them it's not my bag...I'm a Realtor!....many agents couldn't stay in the biz so this is what they did to compensate for income lost.

Amen. Our conveyancer in my office approached me with this as well, and one of the Nurses in my wife's department sells that drink. I agree, if one is to be in a profession, do it full time with your all. I left a decent paying position in Health-care because I was miserable and could not call myself a part-time REALTOR, no offense to anyone. Imagine walking into your Accountant's office and getting a sales pitch, bye bye. I agree, if I am to spend some time on something, it will be building and working on my business. Great post.

I totally agree. I'm A Realtor!!!!  Good market or Changing Market...it's a commitment. Staying focused, changing with market condtions, moving forward and prospecting daily means we will never have to resort to selling JUICE!

Great post and I totally agree! I've been approached to sell all sorts of MLM *crap* lately. They always seem to start with some comment about how bad the real estate market is and would I like to be bringing in more money each month? But if I call all the people I would need to start a new business and take the "investment" money and put it into some RE advertising - I'd reap the benefits. And remain a Realtor dedicated to her clients and business!

Keith - I found a similar situation here in my town - there is a pretty successful commercial agent that sells it. I went by his office to drop off a contract and there was his business card - but I was confused...it wasn't for real estate. And then I saw MonaVie. I couldn't do it - one profession at a time, please.

I thanked her and told her that I didn't have time to do anything but focus on real estate.  Ijust couldn't believe it. I am not one for mlm and thik like you...do my job; not look for the instant money. Too many are in the industry just for that reason.

Bravo, I am so glad to hear you say that.  I can't tell you how many people have approached me to do various other things "on the side" and people just don't get it.  If you are going to be successful at what you do you have to be committed 110% which means no other projects "on the side."  As important as dedication it is to our business it is just as important to the customers we represent.

I can't believe the calls I get saying things like "come on, you're in real estate, you need to be doing something to make money at this time in the market."  My answer is always the same, I AM A REALTOR AND REAL ESTATE IS WHAT I SPEND MY TIME DOING! --- I AM AMAZED AT ALL THE QUERIES I GET TRYING TO CONVINCE ME THAT THERE IS A BETTER WAY TO MAKE MONEY! YEAH, MONEY FOR THEM...NOT ME!  sorry for "yelling" but i too am so tired of these multi level marketing schemes that i could scream!  Just let me do what i do best !!!!!  AMEN!

Over the years, several agents have tried to recruit me into multi-level.  They were very enthusiastic about how much money I could make.  Like you, I'm open-minded.  I thoroughly investigated one of those companies and decided it was a scam.  Within about 6 months the state of TX reached the same conclusion I did, and shut them down.  I'm glad I passed on that "Opportunity of A Lifetime"!  :)

I received a call from someone I didn't know about this product.  He was nice and I just said no - I think they find us here and of course everyone thinks that times are so tough for us that we must want some other type of income. 

I love the call I received last week from Dr somebody who wanted to know if I needed to supplement my income because they knew times were tough in real estate.  They asked me if I would be willing to... at that point I stopped them and said I am so busy right now my head is spinning.  They were shocked - I said "have a nice day" :)  You are so right - with you thoughts!

I ran into a guy at the drug store who has been around these parts a couple of decades. 

During those decades I have had just one business... real estate. 

I've sold 2,000+ homes over the past couple of decades during which I have known the guy.

"So Erick," he said, "are you still giving that real estate thing a try?"

"Nope," I said.  "I'm givin' brain surgery a try.  Yep.  I went over to the community college, took the brain surgeon class so I could take the brain surgeons test and get my brain surgeons license."

(Pause for effect while he gave me a dumb look)

"Yep.  I'm a brain surgeon.  I'm just dabbling.  Doing it part time, ya know." 

"Besides, the doctor said I might need some brain surgery some day and I figure I can do it myself and save the commission.  Do you know how much brain surgeons make??"

(A fly in now buzzing in and out of the lad's open mouth)

"The prep surgeon opens the patient's brain so the brain surgeon can walk in, do his thing.  Zip, zap, zoom.  The brain surgeon is out the door in under an hour and gets paid $15,000."

"Yep, if I gotta have some brain surgery at least I can do it myself and save the commission."

Hi Keith,

Great post and I hear where everyone is coming from, but I'd like to make a couple of points from the other side of the fence.

Some comments make it sound like we're Realtors 24/7 with no personal life.  Real estate shouldn't control our life.  Realtors like everyone else should have a life outside real estate.  What one chooses to do is up to them. 

Don't some agents have investment properties to build their nest egg?  Sorry, you can't make repairs to your 2-family, because it'll take away from your client's listing time.

I strongly agree that there are products and services out there that have nothing to do with real estate and can make a customer wonder if you're a full-time agent or a part-time lotion and potion reseller.  But there are also services that tie into real estate and can benefit customers.  Adding them to your business income model isn't bad, but smart.  When you offer something and your customer sees value in it and gets it, you both win.  Don't you offer clients a home warranty plan?  It's very similar.

I appreciate the opportunity when others share or introduce a service or product relating to real estate with me.  I either see value in them or I don't.  How is it any different from when brokers or agents try to recruit you to their real estate companies and promote their business models with you...100% commission, 50/50% split, residual income from bringing other agents on board, etc.  We all know the company names and yet we all are free to choose which company we want to be associated with.

I've been a Realtor for 24 years and love it, but I'm always open to listen to new ideas, whether they improve my real estate business or enhance my income model.

A long time ago in a land far away, I tried one of these things.  It doesn't work, sorry but it just doesn't work.  I, like you, figured out that if I had the time to chase people around to look at an opportunity, I could use the same time and make MORE money if I put the time and energy towards real estate.  I too am a REALTOR(R)!!  Good for you.

I get this type of stuff all the time.  You should sell __________ whichever thing of the day. Vitamins, Anti Oxidants, Anti Aging, Insurance, Utilities, Makeup, pet supplies. etc. The list can go on and on.

If you take your focus off the one thing that it should be on you will scatter to the winds. Nothing will be done to the level it should.

Way to go on saying no!

Keith - Right on the money - people whine about leads, or lack thereof, but the extent of their prospecting is doing an open house once or twice a month or sitting floor (phone) time in the real estate office. Get your butt out there and stir something up out of the muck for crying out loud. This is your J-O-B, aka WORK - now that real estate is a real JOB - they drop like flies.

Wow, the same thing happened to me with YTB travel. They are targeting Realtors because one we sell and two the market is slow. Anyway, I fell for it, bought into it and decided I am a Realtor and gave it up. Great post!

I couldn't agree with you more! I hate people trying to sway me to other business, when I barely have the control of my current real estate business.  I am glad you broke it down for me, because I never really thought of it in that manner.

 Dammit.... I too am a realtor!  Leave me alone to do just that; REAL ESTATE!

I love your enthusiam.  Don't you just love how people approach you with their business opportunites because they here that real estate is bad.  This is still one of the highest dollar per transaction industries out there.  

Your post was great!  I can't tell you how many real estate offices I walk into and see those same bottles of juice on the desk.  Thanks for sharing.

I think people need to ask themselves if they need additional income then maybe real estate is not the profession for them.  There is plenty of money to be made in real estate, but nothing comes easy.

When the going gets tough the tough gets going. If you have time to dedicate yourself to selling a drink, you can dedicate that same amount of time to selling real estate and prospecting. Cold calling, knocking on doors, co-host a open house, give a buyer and seller seminar at the local library, etc. Spend money where there is a worthwhile benefit.

I think some venture in to other business such as these because they panic and want quick results. If you constantly nuture every email and phone call you receive, you will always have potential buyers and seller.

Good for you Keith!  What a great post.  I too have been asked by a "juice pusher."  There are quite a few out there with various names now.  They are all quite expensive and now more than ever people cannot afford to "juice" when some can barely hang on to their homes.  I refused pretty much right off the bat because I wanted to devote my time to Real Estate also.  Besides with so many kinds out there, if they work that well (as they say) they will eventually make it into the grocery and/or health food stores.

I've been approached about Monavie. Is there something specific about Realtors that makes them the targeted source to sell this product? I feel the same way you do. I'm a Realtor! It's a profession, not something I dabble in on the side.

I don't know if other professionals face the same thing, but I guess because we are self-employed we are the target market for this kind of business.  It seems I am always being approached about something:  legal services, vitamins, soap, jewlery, and on and on.  MLM is here to stay but the businesses attached to them seem to come and go.  After 11 years as a Realtor, I'm here to stay!

Selling juice??  WOW -- you got off easy!  I'm also propositioned by lenders, insurance agents, flooring installers, financial planners, window installers, networking, link exchange services, home inspection companies, escrow offices.  Everyone -- and I mean EVERYONE -- thinks that my clients should be theirs!  I even had a dermatologist who wanted me to tell my contacts about their services for electrolysis!  And if not's a "word of mouth" referral, then it's the hustlers who come out of the woodwork who want me to PAY for a zip code, or a SEO or some other wonder idea that will make me a top producer.  And if I had a dime for everyone who said, "All you need is close one transactions and you've paid for our services for the whole year!"

My clients are respected by me!  They will not be used to get pitched to by leeches who want to feed off my hard earned network!

I love this. I am not a Realtor, but I am a Mortgage Lender!!!  I am from the 8th worst hit county in the nation.  10 years ago when I said I was a lender people looked at me with admiration. 5 years ago with envy due to the incomes being made in the industry. Last year, like I caused this problem. Today the feel sorry for me that I am in a depressed industry.  I see Realtors and Lenders leaving the industry every day to go do something else. I say let them go!! I don't have to get priced shopped against somebodys brother or grandmother that does 1 deal a year and has no idea what they are doing. Be the expert in your field and love what you do.  I have never been so excited about the business. Stop trying to survive the business and start thriving in it should be the motto. I agree with you about putting your time into one thing. I AM A MORTGAGE LENDER AND I LOVE IT.  Keep it up Keith.

I saw this site by accident and I would like to say that it is too bad that you want to have a job so bad. Monavie is a company that is legal, oral and ethical! In fact, they are helping to save the rainforest, save society from degenerative disease and help other employees like myself with financial success as well. If you think having a job is successful good luck with that! I would rather learn how to do something that helps me leverage my money, not just spend it! People who get involved with Monavie are winners! The company has heart and they care about people. In other words, its not just JUICE. its not a pyrmid scam and network marketing is IN! have you heard of Facebook?
