Most of my clients have had some type of real estate experience.  Period.  This has made things fairly easy for me in that I can skip certain steps in the process, such as;  finding them a lender,  explaining new construction, etc.  However, I picked up a new buyer yesterday.

This new buyer has never owned a home, has not left home, has never looked at loans and  knows absolutely nothing about them, is interested in building but cannot decipher floor plans, and is an all around newbie to the real estate world.  What makes this even better is that this buyer has years of work experience and is analytical.  So, this buyer should be easy to work with also.

Now, this is what is exciting to me.  This is the first time ever that I get to go throughout the whole real estate process with a client one step at a time.   This client is completely dependent on me to walk through the process the whole way and have a happy, satisfying real estate experience.  This is where planning and experience pay off.  I know I can go forward without worrying about what I should do next. I have a written action plan that includes:

1)  The steps to buying a home
2)  The steps in building your first home
3)  The lending process
4)  How to understand the contracts

and on and on.  I won't list it all.  It is too detailed, but my point is:  having an action plan is so important in this business.
