The correct answer is; I have always been a good boy in a "High Delinquency" Area.

I am writing this for the express reason that I know that the "wanker" I got into it with today will undoubtedly read this. Considering he did several hours of background research on me today and then had the nerve to call my broker, I thought he should read the letter above.

Just because you have a law degree does not make you right all the time. Nor, does it make you a figure that people should bow down to. I won't say I told you so, but I will write it......I told you so!!!!

I just have one question, what is an out of state attorney, who practices intellectual property doing advising people on real estate matters in Texas?

My job is to represent my clients and that's just what I did today, so live with it.........

I run into many charactors doing this, some good, most bad. One thing I do have to say is every deal is different. Move on, the next one will be better.

Most agents have a problem with authority.  This is one of the reasons they decide to work on there own instead of having a full time boss.
