The Jews, of which I am one, developed this weird language in late 1800's Europe called Yiddish, which is spoken in a strange dialect of German but written in Hebrew. It is such an expressive language that many of its words have made it into the American lexicon, propagated mainly by Jewish comedians. So when I say this buyer had real "chutzpah" I mean he had the gull or the audacity to low ball me that much! The house is listed for 2mil, he originally made an offer for 1.7 and was ooched up to 1.75 but my seller held out for 1.775. He walked away. About 2 weeks later I get an offer for 1.75 from another buyer and my seller is tired of the game and is ready to be real. So I call the first buyer's agent and tell him about the offer and that the seller is ready to swim and maybe his buyer would like to jump in the pool cause the water is warm. I get an email from the agent in which the buyer instructs him to offer 1.5. This is a gorgeous 2-year-old Mediterranean on a large lot with over 4000 sq. ft., which 2 yrs ago would have gone for 2.4! Is the market really that bad or is this real chutzpah? I think it's chutzpah but you tell me! BTW, still negotiating with the first buyer...not looking good.

It may be chutzpah, but in a Buyers' market, the Buyer is King! (and this one obviously knows it)

They are listening to the news  and think they can write anything these days....the media doesn't say that if a home has a good listing agent, it is ALREADY PRICED TO THE MARKET PRICES OF THE DAY!!!

Mori, I agree, that is something.  I guess that the buyer "bought into" the media induced belief that every seller is in a desperate state.

Real Estate Law From A Practical Perspective

As the listing agent, what was your purpose to call the buyer who did not have an offer on the table.  Was it to drive up the offer price?  I would have focused on the $1.75 offer and gotten the deal done!  Your seller's unwillingness to negotiate with the first buyer is irrelevant.  I hope that he accepted the second offer!
