Fantastic blog! Our broker, Prudential Homesale Services Group, uses a Seller's Guarantee which incorporates many of the items on your list.  One of the most important duties of a listing agent is to pre-qualify buyers, even if there is a buyer's agent. I contact the lender myself to verify the pre-approval letter. So far, this practice has been well received by the lending institutions who realize that buyers and sellers need to work together for the common good- especially in this challenging economy.
