When you sign a contract to purchase property, keep up with your time allowed to get your inspections done. Those inspections can be any of these listed below or something else that you have concerns about: The standard Oklahoma real estate contract states: Buyer, at Buyer's expense, shall have the right to enter upon the Property, together with an Oklahoma licensed Home Inspector, registered professional engineer, licensed architect, professional craftsman, and/or any other person Buyer deems qualified, to conduct any and all investigations, inspections, and reviews. Buyer's investigations, inspections, and reviews ma include but not be limited to, the following: - Disclosure Statement or Disclaimer Statement unless exempt
- Flood, Storm Run off Water, Storm Sewer Backup or Water History
- Psychologically Impacted Property and Megan's Law
- Hazard insurance (Property insurability)
- Environmental Risks including, but not limited to soil, air, water, hydrocarbon, chemical, carbon, asbestos, mold, radon gas, lead-based paint
- Roof, structural members, roof decking, coverings and related omponents
- Structural inspection
- Fixtures, Equipment and Systems Inspectin. All fixtures, equipment and systems relating to plumbing (including sewer/septic system and water supply), heating, cooling, electrical, built-in applicances, swimming pool, spa, sprinkler systems, and security systems
- Termites and other Wood Destroying Organisms Inspection
- Use of Property. Property use restrictions, building restrictions, easements, restrictive covenants, zoning ordinances and regulations, mandatory Homeowner Associations and dues
- Square Footage. Buyer shall not rely on any quoted square footage and shall have the right to measure the property.

The time allowed to get these done is part of the offer and is a negotiable item. So think about how long it's going to take, make the length of time that you need be a part of your offer. If that is acceptable to the seller and you get acceptance of your offer, then get busy. DO NOT LET YOUR TIME RUN OUT WITHOUT GETTING YOUR INSPECTIONS DONE.
