Internet is inarguably the #1 source for home buyers and sellers looking for real estate information and listings.  A few years ago it was fringe, then it became a revolution.  Those who did not jump on the internet bandwagon missed an opportunity to be "cutting edge".

Fast forward into the past few years.  This is the age of the BLOGGER.  This is the newest "revolution" so to speak, and more and more Realtors are realizing the incredible SEO benefits of blogging and the unbelievable platform they have...if they are just willing to take the time necessary to create quality information-rich articles.

So what is the next revolution?  Once blogging is widespread enough, it won't be so impressive to present your blog and the hundreds of articles of your condensed extensive knowledge of the real estate market, because everyone else will be using that card in their back pocket too!

I am searching for the next trend, the one that will put me ahead of the curve and  set me a part.  After all, sellers are looking for the Realtor that is going to give them the most exposure, but they will also most likely be impressed most by the agent that presents a fresh idea: a new way of thinking and approaching the market, if you will.  We all provide a "Free market evaluation", so why is a seller going to call YOU specifically?

I have decided to provide my sellers with a video listing platform.  I have 2 completed so far and they are showcased below.  Obviously a video listing is only an asset to properties in good condition, and to sellers who are willing to price their property accordingly to sell.  A video listing might be useful in the case of a handyman special, if you are appropriately marketing the listing as such and have it priced properly.  It would be a hindrance and confusing to the customer, however, if you were trying to market a disheveled property with classical music playing in the background and pricing it at the level of a move-in condition property (lol).

I think the video listing is going to be a useful tool and one I intend to employ as my secret weapon on listing presentations.  If the house seems like something that will showcase well on video, after my visual inspection of the home, then I will whip that wildcard out.  I think buyers would love to tour listings in video format and avoid the nauseating 360 degree rollercoaster ride that is the virtual tour.

Here are the video listings that we just completed.  Unfortunately for the first one, all of the original footage was destroyed by the tape rewinder, so this is what could be salvaged.  I have heard the 2nd video is a bit long, but the house is enormous and it was the first one we ever did.  Quality is usually compromised when uploading to sites like youtube, etc. and this video appears broadcast quality on the TV.  I found that YAHOO VIDEO offers a way higher quality picture (less grainy/blurry/messy looking) and even the audio file is a lot better.

Thoughts are appreciated, but more importantly, I want to know your strategy to be cutting edge and set yourself apart in this current market, while setting yourself up for the future.

I dont know if setting you apart is the term if others in your area are doing it but it is different. Plus its so effective on so many levels. I am presenting to our area chapter on how to do this tomorrow. You are doing GREAT. I plan to do a video SEO thing soon I am just testing a few more things. You can do a lot with the video for potential buyers, impress clients and sellers to get the listing and you can make it work for you and your site.

Thanks for commenting, Shane.  I definitely thiink the video is where it's at, and it DOES NOT stop at just listings.  I have a lot of things I want to do with it.

I'm not aware of any Realtors in the area doing quality video listings, but even if there are one or two, I would say the trend is not widespread enough to not be a cutting edge tool at this time.

No one I know in my area is using Video.  No one I know is shooting the videos themselves to be sure!  Yours looks very nice.  The quality is great and the hosting seems to be rock solid too! From what I have looked at, most say to keep it at 2 minutes or less...very short attention spans of people!

This is the next "frontier" we are tackling as well. Right now the focus is to get the videos quality good enough. And here is a SEO tip - post each and every one of the videos on youtube! We are also going to do multiple videos, not just listings. ~Rita

Yes, video IS the one way to completely set yourself apart from your competitors!  If you go on a listing appointment, and show the sellers a REAL video (not these zooming slideshows that realtors are masquerading around as video) you WILL get the listing.  It's almost a guarantee.

Sellers LOVE real estate video.  Buyers LOVE video.  It's the realtors who generally don't 'get it'.  It's hard for me to wrap my head around why they DON'T understand it, but they just don't.  Perfect example:  Last month I sent out 10 DVDs, a letter and a coupon for a FREE video tour to the top ten realtors in Boston - all of whom have at least a dozen listings... some which have been on the market for almost two years!  To date, I have not received even a PHONE call or a question from any of them - it's like it never happened.  I truly don't understand it.  The offer expires in 3 days so I don't expect to hear from anyone now.  It was totally FREE... and not even a response!

I have many clients who do video tours for EVERY SINGLE LISTING.  They totally understand the benefits.  They have built their entire business AROUND the fact that they do videos on all listings.  And guess what?  They're all the TOP realtors in their market area - every single one of them!  They get EVERY listing they go after and they sell them - pretty quickly too!!  I had a client who had a property on the market for 90 days.  We did a video, it was posted on day 91, and they had 8 offers on day 92!  Sold!

If you present a quality video (not a hatchet job as many try and do with their "Flip" cameras), you will create a brand and image for yourself that will set you far and above everyone in your marketplace!  Go for it!

great videos!  I have not been taking full ability with my video because i wasn't sure if how to do them to be of good quality, so for my video tours i have more used pics.  This has helped alot and i believe is  a great representation of what a true video tour should be

Thank you for your input, Lara!  I've found the videos to be helpful tools to send to curious buyers and give them more of an idea of the properties, as well as encourage them to view the home in person should they like what they see.
