his comment in response to yesterday's blog, Heath Coker advised that Century 21 had stopped its television advertising, switching to on line ads instead.

An illustration of how a major real estate company is changing its marketing practices, it's a good example for individual agents to follow.

Print adverting is one marketing practices that every agent should review for it's cost effectiveness.

Certainly in their prime, newspapers, magazines and catalogs have been effective marketing tools for real estate agents.

But like bread that’s gone stale, their time has past. Here are 5 reasons to stop using print advertising.

1. Referral marketing generates more new business

2. Print advertising is high cost/low benefit

3. Print advertising adds to the commercial clutter

4. Print advertising is not environment-friendly

5. Internet marketing is better

Larry, this is so true.  I for one, hate getting junk mail and chuck it out unopened.  I have done print advertising in little local papers that I KNOW everyone reads and received no calls from them. It's time to get some oven fresh bread.  Thanks again.  kevincavanaughonline.com

I look at the Sunday paper and it is the size of the old Tuesday paper. The only goo thing is that it is getting back to a newspaper vs. a adpaper

I've also heard that the LA Times has stopped their big Sunday real estate section for open houses because so many agents use the net for effectively. Great post.

Well, you have a point, I have cut down local homes magazine to just once a month and am thinking of stopping the one I am doing.  But how many jobs will be lost when we do that?

And, I am a lister, I did an informal study of how the agents who sold my listings found me, and they found the homes on the MLS.  Not in the Homes Magazine.  Those are what you look at while you are waiting for your meal to be delivered in the restaurant...

Print ads are outdated and have been for many years. For all the $ the big papers charge for print ads, I certainly don't feel bad now that they are all feeling the pain of a changing marketplace and tough economy. Thanks for sharing this post with us Larry.

Absolutely agree Larry. Print ads are only for the sellers so that they feel their commission dollars are being spent. Open houses, Just Listed postcards hand delivered to the neighborhood has far greater results. Internet marketing is the future, and we Realtors must be on top of our game to ensure we are regarded for our cutting edge professionalism.

I stopped advetising in the local home magazine last summer. I had a great spot, right inside the front cover, I have actually picked up a few clients from it, but it just didnt make sense anymore financially for me to continue. Our local newspaper has gotten more and more ridiculous with their rates for print ads and as far as they have been suffering for it. I for one refuse to run ads unless my client is adamant about it and then I only agree to run the home once.

I agree 100% Larry. We have switched much of our advertising dollars over to internet and email advertising. It seems to be more cost effective, better response rate and as you mentioned, it is much more environmentally friendly. Kudos for a great post!

I don't advertise-waste of money. I network; much more effective.

Networking, Networking, Networking...for the most part it works, but sometimes you might just need a little extra something.  Thanks for sharing!
